<br />B. <br /> <br />Participate in one follow-up community wide (Redwood Shores) design <br />workshop. The workshop results will be addressed in the final design direction. <br />City Staff will lead and organize this workshop. <br /> <br />C. <br /> <br />Meet with the Redwood City Project Team two times to refine and develop a full <br />schematic design of the project subsequent to August 19, 1996 public fact finding <br />workshop. <br /> <br />D. <br /> <br />Working with the Redwood Shores City Project Team, the Design Team will <br />prepare a design review application package, for the Redwood Shores Owner's <br />Association review and approval in the following sequence. <br />1. Sta~e One: Briefin~ Session(s) <br />Working with the Secretary of the New Construction Committee (NCC), <br />the Design Team will meet two times to discuss planning and design <br />concepts for the project, architectural design criteria and site planning <br />constraints. <br />Sta~e Two: Concept Desi~ Review <br />Working directly with the NCC, prepare documents that communicate the <br />major concepts of the design, such as siting, massing, elevational <br />character, finish materials, circulation, site development and incorporate <br />comments from the Stage One review by the NCC. The design team will <br />present at one Committee meeting. We will provide at a minimum the <br />following documents: <br />a. Site Plan at a minimum 1 :40 scale <br />b. Schematic Elevations at a minimum 1: 16 scale <br />c. Schematic Floor Plans at a minimum 1:8 scale <br />Stage Three: Preliminary Design Review <br />Working directly with the NCC, we will prepare documents that <br />communicate the project design intent and character. The submission will <br />incorporate comments for the Stage Two review by the NCC. We will <br />provide at a minimum the following documents. <br />a. Site Plan at a minimum 1 :40 scale <br />b. Floor Plans at a minimum 1:4 scale <br />c. Exterior elevations at a minimum 1:4 scale <br />d. Building sections at a minimum 1:8 scale <br />e. Roof Plans at a minimum 1:8 scale <br />f. Landscape Plan at a minimum 1 :20 scale <br />g. Preliminary Grading Plan at a minimum 1 :20 scale <br />h. Topography survey <br />1. Color and Material Boards that include samples of actual materials. <br />J. A description of energy conservation strategies. <br />k. One digital design rendering perspective of the proposed project. <br />1.
