APPENDIX <br />Baseline Cost Assumptions & Considerations <br />VIII COST FORECAST <br />SITE 04: Marshall Street Garage <br />Site civil related construction costs are assumed <br />to be limited at the Marshall Street Garage <br />location. Minor frontage improvements may include <br />hardscape removal, storm drain installation, and <br />irrigation infrastructure. General costs have been <br />held for roof -top improvements; however, it is <br />recommended that a Structural Engineer and MEP <br />provide additional on -structure cost information to <br />supplement this forecast. <br />SITE 05: Spring Street <br />The Spring Street location has less existing utility <br />constraints than other sites being considered, but <br />may present existing tree, grading and roadway <br />improvement challenges that will depend on <br />the extent of new improvements. Costs to be <br />considered beyond baseline assumptions include: <br />traffic signal improvements, roadway re -grading, <br />traffic re-routing and accessible access through <br />the existing park mound. Potential park program <br />could include a park shelter, small gathering <br />space and lawn area. <br />SITE 06: Bradford Street / Redwood Creek <br />The Bradford Street site provides a relatively <br />clean slate for development with minor existing <br />conditions related to constraints and costs. <br />However, development and program enhancement <br />along the Redwood Creek may require re- <br />grading, wall infrastructure, storm drain outfall <br />improvements, erosion control measures and <br />slope maintenance costs. Potential park program <br />could include hard and soft trails, gathering areas, <br />interpretative signage and native restoration. <br />24 SEPTEMBER 2018 147 <br />
