Report any hazarcJÒus conditions noted and any lights that are
not working**

"Note: Steam cleaning is generally not recommended fur asphalt surface lots
as it can easily destroy these POfOl,/S SlJrfaces and so no costs have been
included for same at the Middlefield lot.

-Depending on thety~ and location of bumed-out lights} janitorial personnel
mayrep/ace same with City-provided supplies, but a site-specific reviewwi/f
need to be conducted to confirm this. Specialized lighting (i.e., HPS, etc. or
lighting requiring specialized equipment, knowledge or safety equipment)
may require others to perform this work.

Within 30 days of commencement of operations, we will formalize the
foregoing into a site-specific schedule for aU faciliti~ based on the
National Parking AS$ociation'$ recommended Parking Facility
Maintenance Schedule for approval by the City.

As noted above, ABM Janitorial ServIces will provide a ridings\/Vèeper
as part of its proposed cost. This means that our garage manager can
direct them to sweep whÎChøver facility is in need of same at any time,
without the need to modify our operating expense in this area.

Routine maintenance of the facilities' entry/exìtgates will beperforrned
by Ampco System personnel, after receiving training in same from the
vendor, McGann ÁSsocíates. This will include replacement of broken
gate arms and other routine maintenance needs associated with such
devices, Due to the limited staffing proposed, all of Ampco's personnel
wilfbe trained to provide such$ervices. .

As noted in the <specifications, all other on-{oing equipment
maintenance and repair will be provided under contract by McGann
Associates. If døsired, Ampco will handle the biJIing for these$ervices
directly with McGann beginning with the second year of the contract.
There witlbe no additionaloharge to the City to have Ampco handle
the billing for these services. Please note that Ampco.'s ma~ger will
monitor the contract with McGann beginning with our first month of
operation to ensure that all required preventative service and
maintenance is being performed by McGann in accordance with any
agreement entered into between McGann and the City.

Ampco System Parking
Page 17
