6.B. - Page 2 of 41 <br />Figure 1: Project Area <br />The two blocks fronting EI Camino Real are zoned MUC-ECR (Mixed -Use Corridor — EI Camino Real), with <br />a General Plan designation of Mixed Use - Corridor. The remaining four blocks are zoned MULW (Mixed - <br />Use Live/Work), with a General Plan designation of Mixed -Use Live/Work. The entire project falls within <br />the EI Camino Real Corridor Plan area. The project area is generally within one-half of the Transit Center <br />(Caltrain Station and Bus Depot), Downtown, and the 82/84 interchange. <br />The project consists of: <br />Proposed Demolition: <br />Demolition of the existing buildings, including Towne Ford/Acura, California Detail, Inc., <br />Main & Elm, Main Street Self Service Car Wash, and the former Redwood Roller Rink. <br />Proposed Construction: <br />578,526 sq. ft. office <br />274 residential units (studio, 1 bedroom, 2 bedroom, and 3 bedroom units) including 37 <br />affordable units at the low income level and 23 relocated affordable units <br />9,142 sq. ft. retail <br />10,190 sq. ft. child care center <br />Underground parking facilities to support above uses <br />Public and private open space <br />As noted below, only the contract to conduct an environmental analysis is being considered at this time. <br />Public input and review of the actual development application will take place beginning in 2019, and <br />include a number of steps prior to official consideration by the approval body. The development <br />proposal as described above can be viewed on the City's "Current Development Projects" webpage: <br />https://www.redwoodcity.org/city-hall/current-protects/development-projects?id=91 <br />ANALYSIS <br />Planning staff and the applicant have determined that an Environmental Impact Report (EIR) is <br />necessary for the proposed project. Staff issued a Requests for Proposals (RFP) for consultants to <br />complete the EIR and received five proposals.
