Construction Inspector and Contractor to anticipate, identify, and resolve potential field <br />issues and ensure that the construction is completed in compliance with the plans and <br />specs. <br />• Routinely review, monitor, and track the Project budget. Provide financial controls. <br />Consultant's Construction Manager will provide financial controls including the following: <br />o Evaluate "what if' scenarios to better manage costs and cash flow as the Project <br />progresses. <br />o Establish, implement, and maintain cost monitoring and control procedures. <br />• Routinely review, monitor, and track the Contractor's progress throughout the project <br />and compare it to their baseline schedule and identify any deviations of the contract <br />completion date as soon as possible; therefore, giving the contractor ample time to <br />develop and present their plan on getting the project back on schedule. In order to <br />accomplish tasks in the time frame allotted and to further ensure the success of the <br />project, Consultant will do the following to provide good schedule management <br />throughout the project: <br />o Review and monitor the project schedule to ensure the Contractor is updating the <br />schedule frequently and providing 3 -week look -ahead schedules. Request updates <br />as appropriate and track delays or accelerations based on actual contractor <br />operations. <br />o Assess critical project items to assist in determining the best use of schedule float in <br />the Contractor's CPM schedules to avoid down time. <br />o Coordinate regularly with the City, Contractor, and utility companies regarding all <br />construction activities and impacts to the baseline and 3 -week look -ahead <br />schedules. <br />o Recommend introducing various phasing options to deal with potential worst-case <br />scenarios in scheduling for the project; such as concurrent project delays, inclement <br />weather delays, etc. <br />o Hold "what if' meetings as the project progresses; for example, how would the <br />overall CPM be affected if we accelerate a portion of construction. <br />If schedule slippage occurs, we will immediately meet with the Contractor to discuss <br />ways in which to accelerate other portions of work. Another way to accommodate <br />slippage in the schedule is to re -sequence work in order to make up for lost time. <br />• Routinely visit site and ensure that the work is proceeding in accordance with the <br />contract documents. Take photos and prepare weekly and monthly construction activity <br />status reports for the City including the Weekly Statement of Calendar Days. <br />• Ensure that the Contractor is implementing and maintaining components of the approved <br />Traffic Control Plan(s).
