25. ESTOPPEL CERTIFICATE BY LESSEE. Lessee will execute, <br />acknowledge and deliver to Lessor within thirty (30) days of Lessor's written request, a <br />certificate certifying: (a) that this Lease is unmodified and in full force and effect (or if <br />there have been modifications, that this Lease is in full force and effect as modified, and <br />stating the modification); (b) the dates if any, to which rent and other sums payable <br />hereunder have been paid; (c) whether or not to the knowledge of Lessee there are then <br />existing any defaults under this Lease (and if so specify the same); and (d) such other <br />matters related to this Lease as are reasonably requested by the requesting party. Any <br />such certificate shall be binding on Lessee and may be relied upon by any prospective <br />transferee of Lessor's interest under this Lease. In the event Lessee fails to execute and <br />return such certificate to Lessor within said thirty (30) day period, Lessor may execute <br />such certificate on Lessee's behalf and agrees to provide Lessee with a copy of said <br />certificate. <br /> <br /> 26.
