A calculation was done and the previously approved project had 45% <br /> more traffic than what this project would have. <br /> Gerald Yates, Project Architect, stated that regarding the desiQn process, thera was a lot of <br /> back and forth with community and staff. The original concept was changed by increasing the <br /> rear yard setbacks an the sastern property line in order to enhance the privacy of the single- <br /> family residences there. The Architectural Review Committee revised the design by changing <br /> the lobby entrance on Waodside Raad. The urban design consultant who prepared the Precise <br /> P+an suggested that the entry on Woodsid� Road `r�e reviseci anci if�e sei�ack �e increased <br /> including the widened sidewalk. <br /> A couple of concerns are density and traffic. If a Precise Plan was not being done then there <br /> would be the option of using state mandated density bonuses, by using indusionary housing. <br /> Certain percentage of the units would have to be moderate or law income and through that <br /> qrocess the density could be brought up to 35% greater than what it now allowed. <br /> Randy Lamb, developer, said that extensive community outreach was done and traffic was the <br /> main issue at the meeting. There were 100 letters of support received. <br /> PUBLIC HEARING <br /> Marco Lari, resident, petitions were given to the Planning Commission from the Hampton Oaks <br /> Home�wners Association. Mr. Lari read the letter written ta the board. <br /> "As residents and board members of the Hampton Oaks Hame Owners Assaciation this <br /> memorandum is being submitted as a means fo forrr►ally outline the concerns we have as a <br /> community regarding proposed 885 Woodside Raad Condo project. Our community and <br /> association consists of 120 residential homes. We recently received infarmation regarding the <br /> planned Nicholson Lamb Venture proposed forty three unit condominium pr�ject located at <br /> Woodside Road and Horgan Avenue. The architectura! renderings of the praject, honestly, they <br /> look appealing. However, it was with great alarm and concern that we write this let#er with <br /> ra,�a��#c in tha gi�F pf thj� �rnjaCt r�l�#ive t�the prapOSed {oCatiol�. <br /> The proposed forty three unit condominium project will be located literally within 1Q0 feet of one <br /> of the busiest residential intersections in Redwood City. Specifically, adjacent to the Woodside <br /> Road location of the proposed project is the Gas � Shop gas station, one of the busiest gas <br /> stations in Redwood City. Additionaily, located 100 feet south of the gas station is the Auta <br /> Pride Car Wash, which is one of the busiest car washes in San Mateo Couniy. More than 400- <br /> 504 cars a day use the services of the car wash and gas station. These businesses and their <br /> current operation create overfiow traf#ic from Woodside Road onto Horgan Avenue and vice <br /> versa. . <br /> Fur#her exasperating the situation is that the car wash during its normal operation parks washed <br /> customer cars on the north side, or opposite street side of the car wash on Norgan Avenue, for <br /> those customers who have left the premises and returned at a later time ta pick up tY�eir cars. <br /> In esssnce, this becomes a temporary holding and parking area for completed cars. Also, as a <br /> norma� course of practice the employees driving to work at the car wash park their cars on <br /> Page 4 of 12 <br />
