9A
Page 32
Horgan Avenue. The Gas and Shop gas station consistently offers the lowest gasoline and
diesel process on the peninsula, thereby attracting a very large customer base. lt should also
be noted that the Gas and Shop alsa sells diesel fuef, which attracts large commercial big rigs
and trucks which contribute to a traffic quagmire at this small intersection. To summarize, this
location is currently enguffed in a traffic mess exasperated by the location, as mentioned above,
by ane of the busiest car washes in San Mateo County and one of the busiest gas stations in
Redwood City.
In light of the above it becomes apparent that ingresslegress situation from Woodside Road
onto Horgan Avenue and into our developmenf on Danbury Lane will become even more
problematic unless the project is downsized or that ingress/egress is redesigned and/or limited
in some fashion to Woodside Road. In addition, after hearing the presentation from the
developer a couple of weeks ago and reading some of the associated infarmation supporting
the project the following questions arise: how many of the proposed 96 parking spaces located
within the proposed project will be designated as visitor and guest parking, wil{ such spaces be
formaiiy designated witt sigrag secifyiag guzst aaiiii wiiii iie faciiiiies Nainii JiIUCIUIC
with forty three units and assuming that each uni#s occupants have a minimum of#wo cars tha#
equates to 86 parking spaces leaving only nine spaces for guests and visitors. This will not be
sufficient especially if the assumption is that the overflow parking needs will be satisfied by
Fiorgan Avenue, where parking is presently almost non existent. Will the CC&R's of the new
devefopment be specified as to limit the number of cars per condominium unit to mitigate the
overflow paricing and traffic issues on#o Horgan Avenue?
I am of ±he nderstanding that the Planning Commission has veighted intc at least cne ather
similar project in Redwood City and has instituted a specific number limit per unit of car
ownership via the CC&R's. Lastly, we have on previous occasions sent correspondence to
Redwaod City Planning Department regarding our traffic and parking cancerns. i# is our hope
that the afarementioned cancerrzs are dualiy and fully addressed before this praject is formally
considered for approval."
Diana Hallock, resident, is concerned with the safety of children and while painting a curb green
my have an affect on #raffic it does not help having ingress/epress adiacent to a preschool is a
disaster waiting ta happen. She has not been contacted regarding notices sent out by the City.
Dale Reynolds, resident, stated that the parking is not enforced; it is the wrong size faciiity in the
wrong place. The building is too big and will create traffic and traffic siudies do not work.
8an oek, rsuet, tte rojet is ircfudir 70Q square feet ofi bicyce parking, if t"e bicycle
space is going to be used,Woadside Road should be improved with bicycle lanes or same other
considerations. There is an impact an house values by the new project and #he apartments that
re existng.
Robert Costa, resident, raised questions regarding traffic and should the carwash continue to be
there. Some things can be done away with for #he new proposed development and will the
permit for the car wash continue.
Colfeen Lewis, resident, expresses some views regarding the traffic being extreme in the AM
hours and commute time is increased.
Kaia Eakin, resident, stated that she does not care for a devefoper who stated that if this project
does not get done something worse will go in, She believes the project is too dense.
