The details of the zoning bezt <br /> amendment, development program pecmitted by the Planned Development Pecmit, and Conditional Use <br /> Permit requirements are modified 'm the revised project. <br /> Zoniag Tezt Ameudment <br /> In order to accommodate a cinema in the CBR dishict, the text of the City's Zoning Ordinance would be <br /> amended to add "theaters" to the list of conditional uses. The following text would be inserted into the <br /> existing list in the ordinance (Section 26.4, Conditional Uses): <br /> w. Theaters for tho following uses: cinemas, live perfoimances, private parties, general assembly, <br /> and other ancillary uses as appropriate. <br /> Parcel Map <br /> A pazcel map would be requued to combine the existing seven mapped parcels on the project site into a <br /> single pazcel. <br /> Planned Development Permit <br /> The Redwood City Zoning Code (Article 46) provides for Planned Development_Permits (PDPs) as a <br /> mechanism to guide new development. According to the Code (Section 46.1), the purpose of the PDP is: <br /> To provide a vehicle for planned development within the existing zoning dishicts of the City <br /> of Redwood City; to encourage flexibility of design and developmmt of land in such a manner <br /> as to promote its most appropriate use; to encoutage the development of innovative projects <br /> which incorporate the highest quality azchitectucal solutions, building materials, and land- <br /> scaping concepts; to promote the most funcriona] and aesthetic relationships between building <br /> structure's, signs, open space and patldng azeas in residential, commercial and industria] zoning <br /> dishicts; and to encourage the development of quality open space and recrearional opportuni- <br /> ties within projects. <br /> For this project, a Planned Development Permit is required for all the reasons outlined in the purpose <br /> (above) and because the establishment of the proposed use (see description below) will affect an entire <br /> Downtown city block bordered by significant downtown streets. <br /> In this case, the Permit would allow development of the following land uses: <br /> • On Block 1: <br /> � Mixed-use building containing approximately 85,000 square feet of retail stores and restau- <br /> ranu and a multiplex cinema. The cinema component of the project would have a total of <br /> 4,200 seats in 20 theater spaces. The building would contain a total of approximately 152,000 <br /> square feet of gross leasable area, and would be two stories (60 feet) high.� <br /> � The approved project contained a total of 151,951 gross leasebte area and 180,164 gross building area. (Gross leasable <br /> area excludes all service areas as well as the theata lower level lobby� on the ground floor, end all egress corridors and <br /> stairs on the second floor.) The revised project contains approximately the same gross leasable area (151,931 squm�e feet) <br /> but more gross building area (189,358 square feet) in the imxed-use build'mg on Block 1. The increase in goss building <br /> area resulu from the incorporation of the access/egress area for the undagound p�ldng garage. <br /> 2 <br />
