<br />. , <br /> <br />the mobile radio/telephone service to the public. A Base Station is a site at which radio and telephone <br />equipment is installed and used to send and receive radio signals to and from mobile radios and telephones <br />and to connect those signals to telephone facilities either directly, by means of cables, or indirectly, by <br />means of microwave transmitting facilities (including microwave antennas) located at the Base Station. <br />Lessee shall not use the Leased Premises for any other purposes without the written consent of Lessor. <br />The installation of any of Lessee's facilities, equipment and improvements shall be subject to the <br />reviews, approvals and requirements set forth in Paragraph 5.05. Lessee shall be solely responsible for any <br />and all costs associated with the installation, improvement, repair, maintenance and use of the <br />improvements, equipment and facilities on the Leased Premises. <br />Lessor grants Lessee reasonable vehicular and foot access to and around the Leased Premises <br />without notice to Lessor. Said access shall be available twenty-four (24) hours a day, seven (7) days a week <br />(the "Access Areas"). <br />4.02 Prohibited Uses. Lessee shall not use the Leased'Premises for any purpose not expressly <br />permitted hereunder. Lessee shall not (a) create, cause, maintain or permit any nuisance in, on or about the <br />Leased Premises or permit or suffer the Leased Premises to be used for any unlawful or immoral purpose, <br />or (b) do or permit to be done anything in any manner which unreasonably disturbs the occupants of <br />neighboring property, or (c) interfere with or disturb in any way (1) the operation of Lessor's system or the <br />site about the Leased Premises, (2) radio communication system linked to telemetry controls at various tank <br />and pumping facilities, (3) any future facilities or operations that may be implemented by Lessor. In the <br />event that Lessee causes any disturbance and/or interference prohibited by this Paragraph and it is not <br />promptly resolved, this Lease shall thereupon terminate upon thirty (30) days written notice by Lessor. <br />4.03 Approval by the City. Other Agencies and Third Parties. As a condition precedent <br />to Lessor's obligation to tender the Leased Premises to Lessee, Lessee shall (1) obtain the prior approval of <br />the City of Redwood City and such other governmental agencies and bodies that may have jurisdiction over <br />the use of the Leased Premises by Lessee to make the improvements specified in Paragraph 4.01 and to <br />conduct the activities permitted under this Lease; (2) obtain the prior written approval of Pacific Gas and <br />Electric Company and T. Mobile. As a condition of this Lease, Lessee shall maintain such permits, <br />licenses and approvals in force throughout the term of this Lease.
