Mr. Charles Jany
June 26, 2007
Page 2

General proposed site design features include a private loop roadway that would
intersect Finger A venue at two locations and provide for on-site access to each of the
proposed nine lots, off-street parking, and related improvements.

SCOPE OF WORK

Our proposal for preparation of an environmental document for the proposed
project assumes that an Initial Study and Mitigated Negative Declaration (IS/MND)
would be the appropriate document in accordance with the California
Environmental Quality Act (CEQA). Our proposed scope includes the following
tasks:

Task 1. Review Background Data and Site Reconnaissance

Impact Sciences staff will review all pertinent information related to the proposed
project, the project site, and surrounding development, to understand and
document baseline environmental conditions. This will include, but not be limited
to, review of the City of Redwood City's General Plan, Zoning Ordinance, other
land use policy and regulatory documents, plans for the proposed project, and
technical documents submitted to the City by the applicant.

Impact Sciences staff will, as part of Task 1, conduct one site reconnaissance of the
project site and surrounding area to further the understanding of the proposed
project's setting within the environment. Concurrent with the site reconnaissance,
Impact Sciences' Project Manager and Staff Planner will attend one meeting with the
City of Redwood City staff to review project plans, details, schedules, and other
information pertinent to preparation of the IS/MND.

Task 2. Prepare Administrative Draft IS/MND

Impact Sciences will prepare an Administrative Draft IS/MND for review by City
staff. The IS/MND will be prepared utilizing the Environmental Checklist Form
(Appendix G of the CEQA Guidelines), as may be modified by the City of Redwood
City. The IS/MND will include a detailed description of the proposed project, an
overall discussion of the environmental and regulatory settings for the proposed
project, individual responses to each of the Checklist's questions, and support for

~
~
:~~
~~;.
