7A
Page 39

42.AII mechanical equipment associated with the use, including but not limited to
transformers, irrigation and water supply valves, gas and electric meters,
trash and recycling enclosures, HV AC units, etc. shall be shown on a
preliminary utilities/equipment plan for review and approval by Planning
Services. The intention of this plan review is to ensure that these devices,
whether roof-mounted, ground-mounted, under-grounded in vaults; or
attached and/or provide inside the building are screened and or sited to
reduce their visual impact on overall project aesthetics. Generally vaults shall
be located in hardscaped areas so that they do not reduce available
landscape areas. Overhead utilities shall be under-grounded.

43.AII architectural details, such as light fixtures, site furniture, enclosures,
benches, seating, bollards, etc. shall be provided in cut sheet format with
color and materials samples for review and approval by Planning Services.

Construction Related Conditions:
44. MMRP - Standard Condition 4.5-1: During construction activities, the foHowing
required "Basic Control Measures" will be implemented to control emissions
of PM1o:
. Water all active construction areas at least twice daily.
. Cover all trucks hauling soil, sand, and other loose materials or require all
truck to maintain at least 2 feet of freeboard.
. Pave, apply water three times daily, or apply (non-toxic) soil stabilizers on
all unpaved access roads, parking areas and staging areas at construction
sites.
. Sweep streets daily (with water sweepers) if visible soil material is carried
onto adjacent public streets.

45. MMRP Mitigation Measure 4.5-1: During construction activities, the
following "Enhanced Control Measures" would be implemented to control
emissions of PM1O:
. Enclose, cover, water twice daily or apply (non-toxic) soil binders to
exposed stockpiles (dirt, sand, etc.);
. Limit traffic speeds on unpaved surfaces to 15 mph;
. Install sandbags or other erosion control measures to prevent silt runoff to
public roadways; and
. Replant vegetation in disturbed areas as quickly as possible.

46. The following are measures recommended by BAAQMD to reduce engine
exhaust emissions and, although not required by the EIR determinations,
constitute a condition of approval to support best management practices
during construction:
. Consider the use of alternative fueled or newer (post-1996) construction
equipment.

Page 12 of 21
