MMRP Standard Condition 4.1 0~1: The developer shall coordinate with the <br />proper utility provider and the City of Redwood City for relocations of utility <br />lines/easements and to obtain the necessary easements and upgrades to <br />serve the proposed project. <br /> <br />16. MMRP Standard Condition 4.9-1: The proposed project shall be subject to <br />building and site plan review by the Redwood City Police Department and <br />Redwood City Fire Department, for compliance with fire safety and <br />emergency access standards and to identify additional development features <br />which could reduce demand for police and fire protection services, prevent <br />the creation of fire hazards, and facilitate emergency response to the project <br />site. <br /> <br />17. MMRP Standard Condition 4.11-2: The below grade hydraulic lifts in the <br />existing tire center should be removed consistent with San Mateo County <br />guidelines, including soil sampling. requirements. <br /> <br />18.MMRP Standard Condition 4.12~1. The project would require approval of a <br />Tree Removal Permit by the Redwood City Public Works Services <br />Department for removal of heritage trees on-site. The Permit would be subject <br />to increased replacement sizes for some of the new trees. At the time of this <br />Use Permit approval, the applicant has submitted a comprehensive tree <br />survey and application for a Tree Removal Permit. Granting of that permit is <br />subject to replanting conditions that can be fulfilled through upgrading tree <br />sizes in the new landscape plan per the City Arborist's requirements. <br /> <br />19. MMRP Standard Condition 4.9-2: The proposed project would be required to <br />pay development fees for school services. Further, payment of developer <br />impact fees would assist in funding the needed public faCility expansion and <br />service improvements within the City. <br /> <br />20. The proposed development is subject to the City's Transportation Impact Fee <br />in place at the time of Building Permit issuance. The fee will be based on the <br />PM peak hour trip generation of the proposed use with credit being given for <br />the existing use. The traffic study prepared for this project indicates that the <br />net increase in PM peak hour trip generation associated with the larger retail <br />warehouse is 20 trips. The current Transportation Impact Fee rate per trip is <br />$1,501.59 and, thus, the fee is expected to be $30,031.80. <br /> <br />Proiect Desiqn Conditions: <br />21. MMRP Mitigation Measure 4.11-1. Due to petroleum hydrocarbons leakage <br />that may have occurred during historical use of the subject property by the <br />S&W fruit cannery facility, the City would require spot testing and/or further <br />soil sampHng in the areas occupied by the S&W facility prior to project <br />construction.
