7A <br /> Page 48 <br /> • !n early January 2006, Sequoia Hospi#al gave authorization to the City's EIR and <br /> Urban Design consultants to reinitiate work on the Draft E1R and Precise Pfan <br /> based on staif, ARC and Planning Commission input provided at the February 17, <br /> 2005 Joint Study Session. <br /> ■ 4n December 12, 2006, the Architecturaf Review Committee (ARC) reviewed and <br /> pravided input on Sequoia Hospital's revised site and building pian improvemenfis. <br /> ■ ln January 2007, the City's ElR and Urban Design consultants completed the <br /> Administrative Draft EIR and Precise Plan for the revised Sequoia Hospital <br /> cam�us. <br /> ■ On February 13, 2007, the Architectural Review Cammittee (ARC} reviewed and <br /> recommendec� appravai of revised Sequoia Hospital architectural renderings. <br /> PRQJECT DESCt�lPTlON: <br /> Precise Plan Area A: The Sequoia Hospital Project will involve the construction of new <br /> medical fiaciiities, including a 948,270 square foot hospital addition and new 16,833 <br /> square foot central piant. Under the proposed project, the core area of the existing <br /> hospital would remain and would be seismically retrafitted. In addition, approximately <br /> 38,000 square feet of the existing hospital building would be remodeled and 11,349 <br /> sc}uare feet of the existing haspital would be demolis�ed to allow for the proposed <br /> expansion and building upgrades. The resulting hospital wouid house approximately <br /> 167 beds, the same number as today. The project will also include a 4.5 level parking <br /> structure, <br /> In addition, an exis#ing 47,750 square foofi skilled nursing facility, which is located west <br /> of the hospital, wil! be demolished and incorporated inta the hospital. A new 50,OOQ <br /> �quare fo�t me�ica! ��6ce "u;!±;�g �:,bll hs ��netr!lG�Prl nn t►,P ��tP o� the clemc�[ished <br /> skilled nursing facility. <br /> Considerir�g the demolitian of existing sfructures, the net new development wou{d be <br /> 106,004 square feet of hospital uses and 50,040 square feet of inedical office uses. <br /> Precise Plan Area B: No specific redevelopment of Area B is propased as part of the <br /> Sequoia HospitaE Project. <br /> SITE DESCRlPTION: The property is approxima#ely 18-acres in size and contains a <br /> hospital, skilled nursing facility and surface parking lots. <br /> ADJACENT LAND USES: Precise Pfan Area A and B are bounded by Alameda de <br /> las Pufgas to the east, Whipple Avenue and single family residences on Circle Road <br /> and Hopkins Avenue to the south, Upland Raad to the west and single-family <br /> residences on Acacia Lane and at the terminus of Don Court to the norfh. <br />
