7B <br /> Page 2 <br /> 2007, the Planning Commission made a recommendation to the City Counci( to ado�# <br /> the North Main Street Precise Plan. <br /> Precise Plan Area <br /> The Precise Pian area is approximately 9.5 acres in size, and consists of nine <br /> individually owned parcels (Attachment 5). The Precise Plan sets forth development <br /> standards, design guidelines, implementation policies, and administrative procedures <br /> the City will follow in processing development applications within the Precise Plan area. <br /> Key elements afi #he Precise Pian include minimum and maximum density, heights, <br /> setbacks, architectural form, and specific requirements for frontage and creek trail- <br /> related improvements. The Plan also describes required capital improvements that <br /> focus on streetscape frontage, street crossings, under-grounding of above-ground utilifiy <br /> iines, and the Redwood Creek �rail. <br /> The project site is bordered by Redwaod Creek to the east; Veterans Boulevard to the <br /> soutn; office/commerciai uses to the west; and li.S. City Parcel housing a pump station between 305 and 333 Main Street <br /> Precise Plan Objectives <br /> From staff's perspective and the direction in which the P6anning Commission is headed, <br /> with respect to promoting housing, the Precise Plan's policies are cortsistent with the <br /> intent of the proposed Redwood City Ger�eraf Plan land use designation for the area, <br /> and are intended to supersede the site's previous zoning requirements. <br /> A major objective of the Precise Plan is to create a strong physical iink between twa <br /> important evoiving districts in the City: the Downtown and the waterfront. Infill <br /> developnei�t and pedestrian- and bicycle-oriented access improvements wiihin the <br /> Precise Plan area would create a spine between these two districts.
