The autcome of the Study Session resulted in significant <br /> revisions to Sequoia's original project proposal. <br /> • in early January 2006, Sequoia Hospital gaue autharization to reinitiate work on <br /> the Draft EIR and Precise Plan based on input provided at the February Joint <br /> Study Sessian. <br /> • On May 9, 2006, the Planning Commission and ARC held a Joint Study Session to <br /> review the revised concept site plan. <br /> • On December 12, 2006, the ARC reviewed and provided input on revised site and <br /> bui{ding pian impravemenis. <br /> • On February 13, 2007, the ARC reviewed and recommended approval af revised <br /> architectural plans for the proposed hospital, parking structure and conceptuak site <br /> impravements. <br /> • On Aprii 17, 2007, the Planning Commission held a public hearing on the Sequoia <br /> Hospital Draft Precise Plan and Draft EIR as amended (see Attachment 6 for the <br /> staff report and Minutes}. <br /> s On July 17, 2007, the Planning Commission held a public hearing and certified the <br /> Sequoia Nospital Final EIR. The Planning Commission aisa recommended Counci� <br /> adoption of a Statement of 4verriding Considerations and Mitigation Monitoring <br /> and Repor#ing Program (MMRP), and approva{ of General Plan and Zoning Map <br /> Amendments, Precise Plan and Planned Community Permit (see Attachment 7 for <br /> the staff report and Minutes}. <br /> • an July 23, 2007, the City Council held an informationaf Study Session to receive <br /> an overview the Sequoia Hospital project. <br /> Existing Site <br /> The Sequoia Hospital campus is approximately 18 acres in size and is baunded by <br /> Aiameda de las Pulgas to the east; Whipple Avenue and single family residences on <br /> Circle Raad and Hopkins Avenue to the south; Upland Road and single-family <br /> residences to the west; and singfe-family residences on Acacia Lane and at the <br /> terminus of Don Court ta the north. The medical campus is currently comprised of a <br /> hospital, skilled nursing facility, medical office buildings and surface parking lots. See <br /> Attachment 5. <br /> Proposed Project <br /> The proposed Sequoia Hospital project will involve the construction of new medical <br /> facifities, including an approximatefy 148,000 square foot hospital pavilion and 16,800 <br /> square foot central plant. Under the praposed project, the core area af the existing <br /> 343,000 square foot hospita! wauld remain ar�d would bs seism6cally re±rofit+.ed. In <br /> addition, approximafiely 55,400 square feet of the existing hospital building would be <br /> remodeled and 2,848 square feet would be demolished to allow for the proposed <br /> expansior� and building upgrades. The resulting hospital would house 167 beds, the <br /> same number as today. The project will also include a new, four and one-haif fevel <br /> parking structure containing 652 parking stalls. <br /> 2 <br />
