The intent <br />of the MUC-SB zoning is to place mixed-use buildings along the corridor <br />which could implement the 85' maximum height to densify and utilize <br />smaller building sites adjacent to the City's downtown. <br />The AAC has found the architectural expression of the building is improved <br />as a five -story hotel and overall complies with the commercial height limit. <br />c. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be ascertained <br />and is found to be architecturally desirable; <br />The site is adjacent to three to five story multifamily buildings and single - <br />story commercial buildings. The site is located in the MUC-SB corridor, <br />which envisions large scale development. The site is nearby the <br />Downtown and Kaiser Hospital Precise Plan area, which both allow more <br />intensive land development. The architectural design is suited for the area <br />and is in keeping with similar new construction and remodels in the area. <br />The AAC recommended approval of the project and found the project to be <br />architecturally desirable. <br />d. The extent to which excessive ornamentation is to be used and the extent <br />to which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used; <br />The hotel exterior materials would be designed without excessive <br />ornamentation and includes high-quality exterior materials and finishes <br />including fiber cement siding, vinyl windows, precast plinths, and cement <br />plaster cladding. The building includes large glazing, precast trim <br />elements, metal canopies and metal sunshades above windows. <br />e. The extent to which natural features, including trees, shrubs, creeks, and <br />rocks, and the natural grade of the site are to be retained; <br />The project would include removal of six existing trees at the site and <br />would plant 13 new street trees spaced along three street frontages. The <br />site is flat and would retain the natural grade of the site. <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets; <br />Access to an off-street parking garage would be provided from Beech <br />Street.
