The Project developer would be required <br />to plant eight new street trees along EI Camino Real and Finger Avenue. The <br />project would remove two existing trees from the site. <br />F. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. <br />The Project complies with the off-street parking requirements for multi -family <br />parking in the MUN zoning district. The Project would provide 24 covered <br />parking spaces, including a two -car garage per unit with one unit utilizing <br />tandem covered parking. Parking access would be available along Finger <br />Avenue to a shared driveway that serves the townhomes. <br />The MUN zoning district allows for the elimination of the guest parking <br />requirement (Section 3O.4.B.2). Adequate street parking would be retained <br />along the property frontage on EI Camino Real and Finger Avenue, such that <br />the Project site does not require on-site guest parking. <br />G. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating or <br />screening parking lots from the street and adjoining building sites, and <br />separating building areas from paved areas to provide access from <br />buildings to open space areas. <br />The Project is for residential units and does not include service or storage <br />areas. The parking is located on the interior of the site and would not require <br />expansive unpaved areas. All paved areas are optimized for site and <br />emergency vehicle access. Landscaping is located throughout the site as <br />shown on Sheet L-1. <br />H. In the case of any commercial or industrial structure, the review <br />authority shall consider its proximity to any R District and shall consider <br />the effect of the proposed structure upon the character and value of the <br />adjacent R District area; <br />This finding is not applicable to the project as this finding only applies for <br />commercial and/or industrial projects.
