3.8 AESTHETIC CONSIDERATIONS <br /> <br />3.8.1 P_o.t.e, afiaLEff~: The Project will result in the conversion of undeveloped open <br /> space into an office park. <br /> <br /> F_JaOJl~: The City hereby makes Finding (1). <br /> <br /> Facts in Support of Findings: <br /> <br /> (a) The Project site currently consists ora fiat, filled area, lacking in natural <br /> vegetation or biota and surrounded by development. <br /> <br /> (b) The Project will consist of a campus-like office park. It will include ample <br /> landscaping and open space. A series of informal open spaces of different <br /> characters and size will be linked by tree-lined pathways. Common area <br /> walkways link the larger open spaces to each other, and also link the campus to <br /> surrounding amenities. The walkways will be lined with alleys of trees to make a <br /> pleasant, shaded pedestrian environment. <br /> <br /> (c) Visual impacts on adjacent properties, especially adjacent residential uses, <br /> will be minimized. As shown by the comparative shadow analysis contained in <br /> the Master Plan, the Project would virtually eliminate the shadows that would be <br /> created under the existing Development Agreement and zoning. <br /> <br /> (d) The applicant will be required to obtain an Architectural Permit from the <br /> City for landscaping and irrigation improvements. <br /> <br />3.8.2 Eo_tmltial_F, ff~: There will be visual impacts during construction, including the <br /> stockpiling of equipment and materials, the general look of disorder that <br /> accompanies construction and the dirt and dust that may blow off of disturbed <br /> areas. <br /> <br /> F_ill~lil~: The City hereby makes Finding (1). <br /> <br /> Facts in Support of Findings: <br /> <br /> (a) The applicant will be required to conduct final grading work in <br /> compliance with the regulations contained in the Redwood City Grading <br /> Ordinance.
