6.C. - Page 27 of 33 <br />3.11.2 Processing of Changes and Change Orders. PM will assist the CITY and the <br />Architect in evaluation of requests by Contractor(s) for issuance of change orders <br />and will confer with the CITY prior to the PM negotiating change order proposals <br />and the adjustment of contract price, time, or deliverables under the Contractor's <br />contract. <br />PM will make recommendations to the CITY and the Architect for handling and <br />disposition of the change order proposals. If a change to the Contractor's contract <br />is approved or authorized by the CITY, PM will assist the CITY and the Architect <br />in the preparation of a change order reflecting such approved or authorized <br />change to the Contractor's contract. <br />The PM is not authorized, without the prior written consent and approval of the <br />CITY, to effectuate or authorize any change to the work of the Project. The PM <br />shall be liable to the CITY for all direct and consequential costs, losses or damages <br />resulting from the PM's direction or authorization to effectuate a change to the <br />work of the Project without the prior direction and authorization of the CITY. <br />3.11.3 Claims Handling. PM will assist the Architect in the review, evaluation and <br />processing of claims asserted by Contractor; PM will make recommendations to <br />the CITY as to merit, handling and disposition of Contractor(s)' claims. Services of <br />the PM to prepare documentation for or provide testimony in a mediation, <br />arbitration or judicial proceeding arising out of such a claim or demand for <br />compensation shall be deemed additional services. <br />3.12 Building Testing and Commissioning. The Project will be a LEED Platinum rating. <br />PM shall advise CITY, Architect, and commissioning agent/authority ("CxA") <br />when the Contractor is ready for testing and commissioning of systems per <br />contract documents. PM shall coordinate the execution of CxA with the <br />Architect, Contractor, and/or subcontractor. <br />PM shall coordinate the testing and observation of utilities, Contractor, CITY, <br />and/or Architect. <br />3.13 Coordination with Others. The PM will coordinate and assist the CITY with the <br />work provided by others for the Project. The PM will: <br />(i) coordinate CITY consultant work (FF&E, IT, etc.) with the contractor's schedule; <br />(ii) coordinate testing and inspections by CITY consultants and inspectors; <br />(iii) coordinate utility work with the Contractor; and, <br />(iv) assist CITY with direct vendor work (FF&E, IT, etc.) <br />4.0 PROJECT CLOSE-OUT (TASK 4) <br />4.1 Review and Transmittal of Contractor Closeout Items.
