6.C. - Page 28 of 33 closeout items are not in conformity with requirements of the construction contract, the PM shall confer with Contractor and obtain the documents required. If Contractor does not comply, PM shall make recommendations to the CITY for measures to secure compliance with the requirements of the construction contract. If close-out submittals are complete and in accordance with the terms of the construction contract, the PM shall deliver to the CITY all of the Contractors' close- out submittals, except for the Contractors' as -built drawings, which the PM shall transmit to the Architect for preparation of the record drawings. The PM shall monitor the Architect's preparation and completion the Project record drawings. 4.2 PM Project Records. Within forty-five (45) days of the date after Final Completion of the Project, the PM shall assemble and deliver to the CITY all of the records maintained bythe PM during the Construction Phase of the Project. 4.3. Contractor's Post -Construction Obligations. PM shall determine, and prior to the completion of construction, provide a list of Contractor obligated terms of the construction contract to provide work, labor, materials or services after completing construction of the Project. Where Contractor is obligated, the PM shall monitor and report to CITY such Contractors' post -construction activities for conformity with requirements of the contract. The PM shall make recommendations, as necessary, for securing the Contractor's compliance with post -construction obligations. The PM shall implement such recommendations as directed or authorized by the CITY. 4.4 Pro'ect Reports. The PM shall encourage, monitor, and ensure the filing of reports and other actions required by applicable law, rule or regulation to be undertaken by the Architect and Contractor during construction of the Project and upon completing construction of the Project. If after encouraging the Architect or Contractor and they have not filed reports or taken other actions in the timeframe required, the PM shall make recommendations to the CITY for measures to secure compliance by the Architect or Contractor regarding such requirements. The PM will assist the CITY in completion and submission of reports and other actions required to be undertaken by the CITY during construction of the Project or upon completing construction of the Project pursuant to applicable law, rule or regulation. 4.5 Fixtures, Furniture & Equipment (FF&E). PM shall assist CITY in facilitating procurement and coordination of CITY purchased FF&E arrival and installation by CITY contractor(s) and/or vendor(s). 4.6 Relocation. The PM shall coordinate scheduling of CITY staff relocations, occupancy, and moving services contractors. PM shall administer CITY contract requirements with these moving and relocation services.
