Contractors incorporate the IDC Comments. The PM shall implement such <br />measures as directed or authorized by the CITY. <br />1.1.3 Bid Alternates. The PM will assist in looking for opportunities for bid alternates <br />and provide input in packaging bid alternates. Once approved by the CITY, PM <br />will work with Architect ensure these are clearly identified in the bid documents. <br />PM will ensure that the bid form includes the bid alternates. <br />1.2 Project Budget - General. The PM shall review the CITY's project budget, review <br />estimates of construction costs prepared by others, review the Project program, <br />design documents, CITY services relocation plan, FF&E items, permit fees, <br />design services, inspection services, contingencies, and other identified Project <br />related costs. PM shall develop a comprehensive project budget for CITY review <br />and acceptance. The project budget shall be used by PM and CITY throughout <br />the Project and shall be updated by PM as costs change or become actual costs, <br />with the monthly progress report, and as directed by the CITY. <br />1.2.1 Project Budget - Review and Acceptance. The PM shall review the CITY <br />established Project Budget and Architect's cost estimate for the Project. <br />(i) If the PM does not believe it needs modification, the PM shall notify the CITY in <br />writing of this. <br />(ii) If the PM believes that the Project Budget is inaccurate, the PM shall notify the <br />CITY in writing of such determination, along with recommendations for budget <br />adjustment or modification of project requirements so that the costs to construct the <br />Project conforms to the CITY's budgeted requirement. <br />a. In such event, the PM shall work with the CITY to balance budget with <br />requirements. <br />b. The process to align the budget with requirements shall continue until it is <br />mutually agreed that the Project Budget is acceptable. <br />(iii) Upon the mutual agreement of the construction budget and the Project <br />requirements, the basic services of the PM and the PM's obligations hereunder <br />include without limitation, using the PM's best efforts to ensure that design, bidding <br />and construction of the Project are completed in conformity to the construction <br />budget and the Project requirements. <br />1.2.2 Project Budget - Verification of Others' Construction Cost Estimate. The PM shall <br />review the Construction Cost Estimate for the Project prepared by others. Such <br />review shall include, without limitation, confirmation by the PM that the <br />Construction Cost Estimate: <br />(i) accurately and completely reflect the scope of work depicted in the then existing <br />design documents for the Project; <br />(ii) reflect the then current local marketplace prices for labor, materials and other items <br />or services necessary for completing construction of the Project in accordance with <br />the then existing design documents for the Project; and, <br />(iii) conformity within five percent (5%) of the construction budget for the Project. <br />If the PM determines that it cannot confirm any of the foregoing, the PM shall notify the <br />REV: 08-21-19 PR <br />
