CITY in writing of such determination, along with recommendations for modification of the <br />design documents for the Project so that the PM can confirm conformation of such <br />requirements. <br />1.4 Pre -Construction Schedule - General. The PM shall develop schedules <br />acceptable to the CITY and the Architect relating to the completion of iterations of <br />the design documents for the Project and the submittal of such design <br />documents to CITY for review and issuance of the construction permit for the <br />Project ("the Pre -Construction Schedule") and utility permitting requirements and <br />lead times. A material obligation of the PM under this Agreement is the <br />management and coordination of the services/work product production of the <br />Architect in a manner so that the Pre -Construction Schedule for the Project is <br />complied with by the Architect. If the progression of the development and <br />completion of the design documents for the Project falls behind the Pre - <br />Construction Schedule, the PM shall identify measures to conform the progress <br />of design documents development and completion to the Pre -Construction <br />Schedule. The PM shall implement such measures as directed or authorized by <br />the CITY. <br />1.5 Permitting - Regulatory Agencies. Coordination, management and scheduling of <br />the services ofthe Architect and CITY consultants with the procedures or processes <br />for the issuance of approvals, permits and other authorizations from regulatory <br />agencies relating to the design, bidding or construction of the Project. The foregoing <br />shall include without limitation, and as applicable to the Project, the approvals, <br />permits and other authorizations issued by the CITY, County of San Mateo, Bay <br />Area Air Quality Management District, etc. <br />1.6 Utilities. The PM shall assist the CITY in securing utility permits where utility <br />permits are established between the CITY and utility company. The PM shall <br />incorporate these utility permits into the Pre -Construction Schedule; track, <br />monitor, and encourage progress; and identify Project impacts resulting from <br />delayed utility permit approval and make recommendations to the CITY to <br />mitigate impacts from delayed utility permit approval(s). <br />1.7 Consultant Procurement. Upon PM review of 90% Contract Documents, PM shall <br />identify the required Specialty Testing and Inspection Consultants ("Specialty <br />Consultants") necessary to complete the Project. PM shall advise CITY of <br />Specialty Consultants required and estimated costs. PM shall assist the CITY in <br />development of the Request for Qualifications and Request for Proposal ("RFQ" <br />and 'RFP") for Specialty Consultants. Advertisement, issuance of the Notice for <br />Bids, and placement of the advertisement will be completed by the CITY. The PM <br />shall also make recommendations to the CITY for placement of notices and <br />issuance of other communications for the purpose of publicizing the availability of <br />the Project for Specialty Consultant services. <br />REV: 08-21-19 PR <br />
