the PM can verify such matters. The PM shall implement such measures as directed or authorized by the CITY. The PM shall actively monitor Contractor activities for timeliness against the established schedule. Where PM discovers schedule discrepancies that could affect the critical path, PM shall bring it to Contractor(s)' attention such that Contractor(s) may plan actions or activities to remediate the progress (recovery schedule). Where Contractor discovers the schedule discrepancy, PM shall familiarize itself and understand the issue. In all cases, PM shall formally document the cause, effect on schedule, and actions planned and taken. PM shall log schedule discrepancies for review, inspection and/or reproduction by the CITY upon request. 3.6.3 Progress Records. PM will produce and maintain records of the monthly progress of construction of Project construction, including written progress reports and photographs reflecting the status of construction, percentage completion of the Project, and notify Contractor if progress slips below minimum requirements and request recovery schedule(s). PM will produce and maintain daily records during construction of the Project showing weather conditions, personnel of the Contractor and its subcontractors at the site, work accomplished, problems encountered and other matters materially affecting the Project including the completion of the Project or construction costs to complete construction of the Project. 3.7 Substantial Completion and Final Completion. Upon request of the Contractor, PM will, in conjunction with the CITY and the Architect determine that Substantial Completion and Final Completion have been achieved. Upon determining that Substantial Completion/Final Completion has been achieved, the PM shall issue certificates of Substantial Completion and Final Completion, as applicable. 3.7.1 Substantial Completion: Punchlist. In consultation with the Architect and the CITY, the PM will assist in ascertaining the achievement of Substantial Completion of the Project. If upon inspection of the work of the Project, the PM determines that Substantial Completion has not been achieved, the PM will assist the Architect in noting the conditions of the Project and the measures necessary to achieve Substantial Completion of the Project. Upon the Contractor achieving Substantial Completion of the Project, the PM will participate with the CITY and the Architect to inspect the work completed to note punch list items to be completed as a condition to achieving Final Completion.
