PM shall coordinate the execution of CxA with the <br />Architect, Contractor, and/or subcontractor. <br />PM shall coordinate the testing and observation of utilities, Contractor, CITY, <br />and/or Architect. <br />3.13 Coordination with Others. The PM will coordinate and assist the CITY with the <br />work provided by others for the Project. The PM will: <br />(i) coordinate CITY consultant work (FF&E, IT, etc.) with the contractor's schedule; <br />(ii) coordinate testing and inspections by CITY consultants and inspectors; <br />(iii) coordinate utility work with the Contractor; and, <br />(iv) assist CITY with direct vendor work (FF&E, IT, etc.) <br />4.0 PROJECT CLOSE-OUT (TASK 4) <br />4.1 Review and Transmittal of Contractor Closeout Items. The PM shall obtain, where <br />required by the Contractor, closeout documents, construction materials, <br />submittals, etc. The PM shall review each closeout item to determine conformity <br />with requirements of the construction contract; if the PM determines that any <br />closeout items are not in conformity with requirements of the construction <br />contract, the PM shall confer with Contractor and obtain the documents required. <br />If Contractor does not comply, PM shall make recommendations to the CITY for <br />measures to secure compliance with the requirements of the construction <br />contract. <br />If close-out submittals are complete and in accordance with the terms of the <br />construction contract, the PM shall deliver to the CITY all of the Contractors' close- <br />out submittals, except for the Contractors' as -built drawings, which the PM shall <br />transmit to the Architect for preparation of the record drawings. The PM shall <br />monitor the Architect's preparation and completion the Project record drawings. <br />4.2 PM Project Records. Within forty-five (45) days of the date after Final Completion of <br />the Project, the PM shall assemble and deliver to the CITY all of the records <br />maintained by the PM during the Construction Phase of the Project. <br />4.3. Contractor's Post -Construction Obligations. PM shall determine, and prior to the <br />completion of construction, provide a list of Contractor obligated terms of the <br />construction contract to provide work, labor, materials or services after <br />completing construction of the Project. Where Contractor is obligated, the PM <br />shall monitor and report to CITY such Contractors' post -construction activities for <br />conformity with requirements of the contract. The PM shall make <br />recommendations, as necessary, for securing the Contractor's compliance with <br />post -construction obligations.
