6.11). - Page 23 of 38 <br />Description of Work <br />The general work and requirements for this agreement include, but is not limited to, the <br />following: <br />A. Pump Preventative Maintenance Program <br />Please describe or outline the proposed preventative maintenance (PM) plan for <br />Redwood City in the proposal. This should include the level of service, parts, and materials <br />included under PM. Contractor shall perform annual comprehensive preventative <br />maintenance inspections for all water pumps and motors. At a minimum, preventative <br />maintenance should include: <br />— Check electrical condition of insulation on power cable and on all phases of motor <br />— Check for any loose or faulty electrical connections within the pump control panel <br />— Check resistance between stator windings <br />— Check voltage supply between all phases of the electrical control panel <br />— Check voltage balance between all phases on the load side of the pump control <br />with pump on <br />— Check amperage draws on all phases of the pump motor <br />— Check condition and operation of motor thermal protectors control system (if so <br />equipped) <br />— Removal of pumps and motors from pump station for physical inspection <br />— Check condition of upper shaft seals (inspect condition of motor housing) <br />— Check condition and operation of leakage detector (if so equipped) <br />— Check lower shaft seals (inspect condition of oil) <br />— Change oil if needed (cost of oil included) <br />— Check for worn or loose impeller <br />— Check all impeller wear rings <br />— Check for noise in upper and lower bearings <br />— Check physically for damage of pump and power cable <br />— Clean, reset, and check operation of level sensors <br />— Check for correct shaft rotation <br />— Reinstall pump and motors, and check for leakage at the discharge connection <br />— Test pump operation cycle <br />— Check operating of valves and pipes in station <br />— Check and perform alignment, balance, and level of pumps and motors (as <br />applicable) <br />Replacement parts must be the same make and model as the original component, unless <br />otherwise authorized in writing by City staff. <br />Contractor will provide a written report of all findings, results, and work performed for <br />each pump station upon completion of preventative maintenance.
