The enhancement planting along Cordilleras Creek. <br /> 28.Applicant's future improvement plans shall be prepared using NAVD88 or <br /> another control datum acceptable to the City Engineer. <br /> 29.A11 slopes shall be shown on the plans, and finished grades shall be designed <br /> to have a minimum slope of 1%. <br /> 30.A11 on-site utilities shall be undergrounded. <br /> 31.Water shall be served from the existing 8" main on Finger Ave. A Public Utility <br /> Easement shall be dedicated for water, sewer, gas, electric, cable, and <br /> telecom via the subdivision map. A fire hydrant shall be located at or near the <br /> end of the water line to allow the water line to be flushed if needed to maintain <br /> water quality. If a hydrant cannot be placed in this location, then the applicant <br /> shall work with the City's Engineering and Construction Division and Fire <br /> Department staff to identify and agree on an acceptable alternative. <br /> 32.Applicant shall install and implement bioswales and landscaping which are <br /> acceptable to the City Engineer to fulfill the requirements of the San Mateo <br /> County NPDES permit. <br /> 33.No improvement work shall be commenced until plans and specifications <br /> have been approved by the appropriate City official whose approval is <br /> required for the improvement work. Improvements shall be installed in <br /> accordance with the approved plans and specifications, to permanent line and <br /> grade, to the satisfaction of the City Engineer who shall have such work <br /> inspected. All work shall be subject to such inspections as the City Engineer <br /> deems necessary. All improvements shall comply with the current design <br /> standards and the standard specifications of the City in effect at the time of <br /> approval of the improvement plans unless exceptions have been granted. The <br /> burden of proof shall lie with the applicant to show, to the satisfaction of the <br /> City Engineer, that alternate designs, materials and specifications are equal <br /> to such standards or specifications. All grading and/or major vegetation <br /> removal in connection with the subdivision shall conform to the provisions of <br /> RCMC Section 30.90.
