03/11/2013 <br /> project will not require the removal of more than 12 trees, leaving of minimum balance <br /> of 255 tree which is excess of the 149 trees are required by the City's Zoning <br /> Ordinance. <br /> Section 7. The City Council hereby considers the Addendum No. 2 and <br /> approves the Use Permit Modification and the Architectural Permit for the Expansion <br /> Project based on the City Council's consideration and reliance on the 2007 EIR, <br /> Addendum No. 1 and Addendum No. 2, in accordance with the revised plans, details <br /> and descriptions contained therein and subject to the following Conditions of Approval: <br /> CONDITIONS OF APPROVAL: <br /> 1. Applicant shall implement and comply with all the project mitigation measures <br /> described in the 2007 EIR for the Costco Wholesale Project and Addendum Nos. 1 and <br /> 2 to the same for the Costco Gasoline Station Expansion Project, certified and approved <br /> by the City Council and on file with Planning Services. <br /> 2. Applicant shall ensure that all improvements substantially conform to the <br /> revised project plans, prepared by Mulvanny G2, David Babcock & Associates, and <br /> Kier & Write Civil Engineers & Surveyors, Inc., submitted on May 17, 2012 and the <br /> revised conceptual site plan dated November 9, 2012 including related information <br /> submitted by Applicant to date, on file with Planning Services. <br /> 3. The Applicant shall be required to install or have installed, to the satisfaction of <br /> the City, "Do Not Block Intersection" signs at the Middlefield/Willow intersection, prior to <br /> commencing operations of the gas station expansion. <br /> 4. The Applicant shall be required to install or have installed, to the satisfaction of <br /> the City, lane guidance markers for the Middlefield/Willow intersection, and prior to <br /> commencing operations of the gas station expansion. <br /> 5. All further modifications to said approved plans must be submitted to Planning for <br /> review and approval prior to the issuance of a Building Permit. Substantial modification <br /> of said approved plans, as determined by the Community Development <br /> Director or his/her designee, may be subject to new application for a modification to <br /> the Use Permit and/or Architectural Permit pursuant to Articles 42 and/or 45, <br /> respectively, of the Redwood City Zoning Ordinance, and/or Chapter 3 of the Redwood <br /> City Municipal Code for any modifications to the approved Sign Permit. <br /> 6. Where applicable all new construction shall be in conformance with the 2010 <br /> California Building, Mechanical, Electrical, Plumbing, Energy and Green Building <br /> Standards and Redwood City Green Building codes. <br /> 7.
