11/18/2013 <br /> three story edifice with an approximate 1700 SQFT landscaped open space roof deck created <br /> by an approximate 8.5 foot setback at the 4th floor levei. <br /> The southwest corner of the building at Middlefield and Bradford will contain a new <br /> +/-10,000 SF retail space for a San Mateo Credit Union branch, and mortgage office.The <br /> southeast corner at Bradford and lefferson will contain an approximate 3,OOQ SF leasing <br /> office. Each of the retail spaces will include their own entries and storefronts. Public parking <br /> for the retail spaces will be included within the parking structure.The SMCU branch is <br /> designed such that it may be demised into smaller individual spaces in the future. <br /> Streetscape <br /> Nine ground-floar residential wrap units,three residential lobby entrances, a resident's bike <br /> shop, a leasing vffice,the SMCU branch, and the SMCU mortgage offices shall serve to <br /> activate the streetscape. An ATM is expected along the SMCU store front. Landscaping shall <br /> include street trees and a strip of landscape between the building fa�ade and the back of the <br /> sidewalk. City standard sidewalk will be reconstructed adjacent to the property boundary, <br /> and will extend to the Veterans Blvd. right of way on both Jefferson and Middlefield. Street <br /> trees and pedestrian lighting will be installed within the publit right of way fronting the <br /> property and extending to the Veterans Blvd right of way.The Bradford elevation will include <br /> a three story edi�ce to provide a sensitive transition to the single story historic resources <br /> located across the street. <br /> Open Space/Amenities <br /> The principal open space element is the approximate 33,200 SF landscaped podium deck atop <br /> the parking structure at the third floor level. This open space podium is wrapped with <br /> residential units on three sides. The wrap units have private patios opening to the podium <br /> deck common open space area.The landscaping includes raised planter beds that double as <br /> bio-treatment facilities. Pathways pass through the landscaping connect various seating areas <br /> and gathering spots. Screen walls are utilized to define spaces and create outdoor rooms. <br /> Typical amenities include fire pits, water features and BBQ areas. A pool and spa are also <br /> proposed for the podium deck. A landscaped open space roof deck area of approximately <br /> 1700 SQFT will be included above the 3 story edifice along Bradford Street. {n addition to the <br /> outdoor common space,amenities will include a gym and recreation cenier located in the <br /> towers and opening to the podium deck. A pet relief area will be included at the ground flaor <br /> level along the northern boundary of the project. <br /> Circulation <br /> The primary points of pedestrian access to the project will be through the three residential <br /> lobbies located on each of the street frontages. A pair of elevators and a pair of stainrvells are <br /> provided to serve each tower and the parking structure for a total of six of each.A seventh <br /> staircase in the northwest corner provides direct access to the podium from the street. <br /> The residential street-front units on the ground floor will take direct access from individual <br /> front doors off the sidewalk, as will the retail spaces and the leasing lobby.These ground- <br /> floor residential units will access the parking structure via rear hallways.
