A property management company will be responsible for managing any
parking issues on a day to day basis. CC&R's will be adopted that include provisions for
parking controls, rules and regulations. The project will exceed the minimum number of
parking spaces required by the DTPP. Current estimates of proposed parking are detailed in
Tables 1 and 2. Final parking numbers will be refined as the project evolves through structural
and construction documents.
Street parking will be increased from 40 existing spaces to 47 proposed spaces due to the
removal of existing unneeded driveways.
Bicvcles
Bicycle parking is provided in several secure bicycle rooms on the basement and ground floor
levels of the garage. Direct alternate bicycle access to the street is provided by a delineated
pathway from the bicycle storage area to a door accessing the sidewalk. Bicyclists will not
need to use the vehicular driveways or the pedestrian Iobbies to access the bicycle storage
facilities. Bike racks as street furniture are also included at Iobby entries and near the retail
spaces. The project is providing secure facilities for approximately 106 bicycles,a ratio of 5:1
of vehicles to bicycles.
Table 1-Required Parking per DTPP
Restdential Units Pkg Pkg REQ REQ
Ratio-Min Ratio-Max S aces-Min 5 aces—Max
JR 1 BDRM J Studio 112 0.75 1.5 84 168
1 BDRM 256 1.00 2.0 256 512
2 BDRM 79 1.50 3.0 119 237
3 BDRM 24 1.50 3,0 36 72
Sub-TOtal 471 495 990
Motorcyles 596 25
Bicycles 5:1 99
Retail Pkg
SQ FT Ratio Re .Spaces
SMCU—shared 10,488 3/100 6/1000 31 61
Motorcycle 5% 2
Bicycle 5:1 7
Total Auto Parkin Re uired 526 1050
Total Motorcycle Required 27
5 RESO.#15305
MUFF#603
