11/18/2013 <br /> 9. Development of the Project shall be subject to the payment of all <br /> applicable City fees which are payable at the time of building permit issuance, <br /> including but not limited to water and sewer capital facilities fees and installation <br /> fees, recycled water, and other utility connection fees. The Park Impact fees shall be <br /> paid in accordance with Section 18.258 C of the Park Impact Fee Ordinance. <br /> 10. The owner/applicant shall pay a Traffic Mitigation Fee based on the <br /> schedule set by Ordinance, or as determined by a Traffic Study. <br /> 11. The property owner/applicant shall apply for and obtain a Grading <br /> Permit. Prior to Grading Permit issuance, the applicant shall submit a Plot and <br /> Finished Grading Plan prepared by a Califomia registered Civil Engineer. Grading shall <br /> be performed in accordance with Volume III, Part II of the City's Engineering <br /> Standards www.redwoodcitv.org/cds/enqineering/standards/desiqn/PartV Submit cut/fill <br /> volumes (CY) for all soils to be imported to or exported from the site. <br /> 12. Prior to issuance of any grading permit or other construction permit, <br /> the applicant shall obtain and submit to City and obtain approval of, a soils report, <br /> prepared by a licensed geotechnical engineer, in conformance with Engineering <br /> Standards, Volumes II & III. <br /> 13. Privr to issuarioe vF any g�ading perr�rit or other oor�struction permit, <br /> applicant shall submit to City and obtain approval of, an evaluation and report, <br /> prepared by a licensed engineer, in conformance with the City's Engineering <br /> Standards, demonstrating that the existing water main meets the domestic and fire <br /> flow requirements in accordance with City Code Section 38.26 and the <br /> International Fire Code. If the existing water main is not sufficient as determined by <br /> the City Engineer, applicant shall, as part of the Project, construct and install new <br /> water mains sufficient to meet such requirements, in accordance with the City's <br /> Engineering Standards and as directed by the City Engineer. When the referenced <br /> evaluation and reports have been submitted, and the proposed project design <br /> incorporates the necessary measures to implement the recommendations, the applicant <br /> may be required to update the referenced reports should there be any material changes <br /> to the project. <br /> 14. Prior to issuance of any grading permit or other construction permit, <br /> applicant shall submit to City and obtain approval of, an evaluation and report, <br /> prepared by a licensed engineer, in conformance with the City's Engineering <br /> Standards, demonstrating that the existing sewer mains have sufficient capacity for <br /> the Project. The study shall consider existing, project, other approved projects, and <br /> applications currently under review in determining the needed capacity. If the <br /> existing sewer main is not sufficient as determined by the City Engineer, applicant <br /> shall, as part of the Project, construct and install new sewer mains sufficient to <br /> meet such requirements, in accordance with the City's Engineering standards and <br /> as directed by the City Engineer to the City Engineer's satisfaction.
