Grading, curbs, gutters, paving & monuments within street rights-of-way. <br />b. Driveways, sidewalks or pedestrian paths and similar features. <br />c. Street name signs, traffic warning signs, required traffic and crosswalk lines, and <br />similar devices including traffic calming measures, all in accordance with <br />standard specifications of the City. <br />d. Storm drainage system, including on and off site grading and drainage <br />structures. <br />e. Water system including fire hydrants with required appurtenances. <br />f. Sanitary sewer system and appurtenant structures, laterals for each lot including <br />such connections as are required. (Location and depth of such laterals shall be <br />indicated on construction drawings.) <br />g. Street tree and other street plantings which shall be installed by the applicant, <br />and to the City’s satisfaction. <br />h. All communications and electrical distribution facilities, including fire alarm boxes. <br />i. Gas distribution system. <br />j. Street lighting system. <br />k. The enhancement planting along Cordilleras Creek. <br /> <br />30. Applicant’s future improvement plans shall be prepared using NAVD88 or another <br />control datum acceptable to the City Engineer. <br /> <br />31. All slopes shall be shown on the plans, and finished grades shall be designed to <br />have a minimum slope of 1%. <br /> <br />32. All on-site utilities shall be undergrounded. <br /> <br />33. Water shall be served from the existing 8” main on Finger Ave. A Public Utility <br />Easement shall be dedicated for water, sewer, gas, electric, cable, and telecom via <br />the subdivision map. A fire hydrant shall be located at or near the end of the water <br />line to allow the water line to be flushed if needed to maintain water quality. If a <br />hydrant cannot be placed in this location, then the applicant shall work with the City’s <br />Engineering and Construction Division and Fire Department staff to identify and <br />agree on an acceptable alternative. <br /> <br />34. Applicant shall install and implement bioretention areas and landscaping which are <br />acceptable to the City Engineer to fulfill the requirements of the San Mateo County <br />NPDES permit. <br />
