<br />ATTACHMENT 5 7 A <br /> <br />Proposed Proiect: The applicant requests a Precise Plan to allow a 43-unif,'age 45 <br />condominium project with 92 parking stalls (where 86 stalls would normally be required) <br />and a 350 square foot bicycle storage area within a sub-grade and at-grade parking <br />garage. Open space amenities would include patios, a landscaped rear yard area, roof <br />garden, balconies and fitness center. <br /> <br />On April 9, 2007, the City Council requested that the Planning Commission amend the <br />Precise Plan to require project access from Woodside Road. On August 1, 2007, the <br />applicant received approval from Caltrans to provide project access on Woodside Road <br />(see Addendum for Caltrans Encroachment Permit); the plan has been revised <br />accordingly. A more significant <br />height reduction has been achieved along the east/rear property line adjacent to the <br />existing single-family residences. The project's east elevation has been reduced to four <br />stories! 39 feet to the eave. This 39-foot height is only 11 feet higher than the height <br />limit for a two-story single-family residence. The five-story portion of the project (that <br />has been shifted approximately 43 feet away from the single-family home towards <br />Woodside Road and the gas station site) is approximately 58 feet in height (not <br />including the approximately 60 and 63 foot decorative tower features). Refer to <br />Attachment F for photo montages of the project taken from four locations within the <br />adjacent residential neighborhood. <br /> <br />Setbacks: The project's western fiOnt yard setback (along \rVoodside Road) has not <br />changed. This setback ranges from approximately 8 feet (at the lobby entrance) to 23 <br />feet (where 0 feet is normally required). The Woodside Road sidewalk width will also be <br />increased from 7% feet to 16 feet. <br /> <br />The project's northern side yard setback (near the Montecito Apartments) has also not <br />changed and is 8% feet (where 0 feet is normally required); however, a portion of the <br />
