04/24/2017 <br />Section 12.18 -- SECTION 903.2.13 Added: <br />Section 903.2.13 is hereby added to read as follows: <br />[Subsections "a" -"d" remain unchanged. Subsection "e" is amended to extend the <br />effectiveness date.] <br />903.2.13. Automatic Sprinkler Systems. In addition to the requirements for Automatic <br />Sprinkler Systems in this Code or the provisions of any other Code of the City, approved <br />Automatic Sprinkler Systems shall also be installed in the following buildings or structures: <br />(a) New Buildings: All new buildings or structures with a total floor area of three <br />thousand (3,000) square feet or more. <br />(b) Existing Buildings: (i) Group R-3 occupancy dwellings and structures which add <br />one thousand (1,000) square feet or more floor area, or are demolished to the <br />foundation or structural framework; (ii) all other buildings or structures which add <br />floor area so that the floor area of the existing building plus the floor area of the <br />addition is three thousand (3,000) square feet or more. <br />(c) Change in Occupancy Group: When there is a change in occupancy group or use <br />from a less hazardous to a more hazardous occupancy group or use. <br />(d) Limited area sprinkler systems: Existing Group R-2 occupancies, (apartment <br />buildings) that have ground level, open parking garages, located below apartment <br />units, and have direct access to a public way, will be required to install such a <br />system as per section 903.3.5.1.1, when a permit for the installation of a new roof <br />(re -roof), has been issued by the City of Redwood City. Limited area sprinkler <br />systems are exempt from fire department fees and are permitted to be supplied off <br />of the buildings domestic water system. <br />(e) Effective July 1, 202922, all multi -unit residential buildings, regardless of when <br />constructed, classified as R-2 as defined by the State of California Building Code, <br />with four units or more and lacking a City permitted Automatic Sprinkler System. In <br />recognition that multi -unit residential buildings permitted prior to July 1, 1989, were <br />not required to install Automatic Sprinkler Systems, the Fire Marshal may approve <br />alternative methods and means of fire suppression when requested by a property <br />owner, provided that the Fire Marshal finds that the requested alternative method <br />and means meets the intent of this section and serves to preserve and promote <br />life, health and safety. <br />SECTION 4. Public nuisance declared. Any violation of Fire Code Section <br />903.2.13(e), including maintaining a property without an Automatic Sprinkler System, <br />shall constitute a public nuisance and, in addition to being subject to any other remedies <br />allowed by law, may be abated as provided for by law. <br />SECTION 5.
