Subsection "e" is amended to extend the effectiveness date.] 903.2.13. Automatic Sprinkler Systems. In addition to the requirements for Automatic Sprinkler Systems in this Code or the provisions of any other Code of the City, approved Automatic Sprinkler Systems shall also be installed in the following buildings or structures: (a) New Buildings: All new buildings or structures with a total floor area of three thousand (3,000) square feet or more. (b) Existing Buildings: (i) Group R-3 occupancy dwellings and structures which add one thousand (1,000) square feet or more floor area, or are demolished to the foundation or structural framework; (ii) all other buildings or structures which add floor area so that the floor area of the existing building plus the floor area of the addition is three thousand (3,000) square feet or more. (c) Change in Occupancy Group: When there is a change in occupancy group or use from a less hazardous to a more hazardous occupancy group or use. (d) Limited area sprinkler systems: Existing Group R-2 occupancies, (apartment buildings) that have ground level, open parking garages, located below apartment units, and have direct access to a public way, will be required to install such a system as per section 903.3.5.1.1, when a permit for the installation of a new roof (re -roof), has been issued by the City of Redwood City. Limited area sprinkler systems are exempt from fire department fees and are permitted to be supplied off of the buildings domestic water system. (e) Effective July 1, 202922, all multi -unit residential buildings, regardless of when constructed, classified as R-2 as defined by the State of California Building Code, with four units or more and lacking a City permitted Automatic Sprinkler System. In recognition that multi -unit residential buildings permitted prior to July 1, 1989, were not required to install Automatic Sprinkler Systems, the Fire Marshal may approve alternative methods and means of fire suppression when requested by a property owner, provided that the Fire Marshal finds that the requested alternative method and means meets the intent of this section and serves to preserve and promote life, health and safety. SECTION 4. Public nuisance declared. Any violation of Fire Code Section 903.2.13(e), including maintaining a property without an Automatic Sprinkler System, shall constitute a public nuisance and, in addition to being subject to any other remedies allowed by law, may be abated as provided for by law. SECTION 5. If any section, paragraph, sentence or word of this ordinance or of the Code hereby adopted should for any reason, be found invalid, it is intended that all other portions of this Ordinance independent of any such portion as may be declared invalid shall be valid.
