BACKGROUND INFO: <br />I moved from the Washington, DC 3yrs ago to Redwood City. I'm a first-time renter. <br />When I moved into my studio apt, it was barely live -able. The carpet floors were beyond <br />cleaning and has layers of dog excrement underneath. There were cockroaches and ants. It had <br />barely a kitchen (very few cabinets). The kitchen did not have GFI outlets. There was no hot <br />water. <br />At the time of move to the apartment, the whole building had some Section 8 housing. <br />I signed a one year lease in 2016. I have informed my landlord many times during the course of <br />my first 3 years and 3 months renting that I intend to improve my apartment with the goal of <br />staying long term. <br />I've also informed my landlord through the course of the years I've lived in my apartment that I <br />do a lot of traveling in and out of town. This apt is now my primary home and when home, I <br />tend to be out and about and might be hard to reach. <br />I have given the contact number to my handyman, Richard "Rich" Polifrone who is in charge of <br />my apartment's various improvements. I informed my landlord that I don't have any idea of <br />any improvement, repairs, etc. My landlord is aware that my handyman, Richard <br />Polifrone handle ALL communications regarding any issue with my apartment. My <br />landlord and Rich have communicated with each other several times. <br />To date, the following are all the improvements I've done on my apt: <br />COST <br />(Labor and <br />Materials) <br />$7,500 <br />$5,000 <br />$10,000 <br />$7,000 <br />$2,000 <br />$2,000 <br />$1,500 <br />IMPROVEMENT <br />Replaced carpet with bamboo floors (including in <br />kitchen/closet/bathroom <br />Replaced toilet and vanity <br />Replaced kitchen cabinets, countertops and <br />appliances <br />Installed wooden fence <br />Installed artificial grass <br />Landscaping and water irrigation <br />garden shed <br />
