Port's economic viability, in furtherance of maritime commerce. Said maritime <br />commerce benefits include not only local benefits through the provision of land <br />for industrial-related future tenants of the Port and associated jobs, but also <br />enhancement of both national and international maritime commerce, which <br />purposes the Port serves. <br /> <br /> (b) The job opportunities provided for residents of the City by the Project <br />will respond to the City's social-economic concems. <br /> <br /> (c) The Project and the public facilities necessary for its development will <br />increase property values in the vicinity of the Project consistent with the City's <br />General Plan and related, land use policies. <br /> <br /> (d) The economic stimulus from the Project will enhance the quality of life <br />for the residents of the City and persons who work within the City, through the <br />provision of amenities including, but not limited to, public access to the <br />waterfront areas of the City, extensive landscaping, outdoor park and recreation <br />areas, and indoor recreation and fitness facilities such as those offered by the <br />Project Proponent in its drawings and proposals presented to the Planning <br />Commission and City Council during the prezoning process. <br /> <br /> (e) The Project will have a positive effect, although intangible in nature, in <br />enhancing both the private and governmental sector images of the City, <br />consistent with current and anticipated future commercial and social goals of <br />those sectors within the City.
