The Contractor shall systematically examine, adjust, clean, and lubricate the elevators in <br />accordance with the manufacturer's specified preventative maintenance schedule. <br />3. The Contractor shall assign primary and backup maintenance technician(s) to this account. An <br />account representative shall also be assigned to be the contact for communications regarding <br />the contract. <br />4. Contractor shall set up specific days that preventative maintenance shall occur each month and <br />notify City of that schedule. If the service person cannot make the scheduled maintenance day <br />because of emergencies, the Facilities Maintenance Supervisor shall be notified at (650) 444- <br />4558 and the work shall be rescheduled. <br />5. If the service person is called away during the scheduled maintenance and cannot complete the <br />work, they must return the next working day. <br />6. The Contractor shall: <br />a. Repair or replace: <br />I. Machine drive sheave or drum, drive sheave or drum shaft bearing, brake pulley, brake <br />coil, brake contact, lungs and component parts, drum buffers, stop motion switches; <br />and <br />Il. Motor and motor generator, motor windings, rotating element, commutator, brushes, <br />brush holders and bearings; and <br />III. Controller, selector and dispatching equipment, all relays, solid state components, <br />resistors, condensers, transformers, contacts, leads, dashpots, tuning devices, <br />computer devices, steel selector tape and mechanical and electrical driving <br />equipment; and <br />IV. Governor, governor sheave and shaft assembly, bearings, contacts, and governorjaws; <br />and <br />V. Deflector, car and counterweight sheaves, bearings, car and counterweight buffers, <br />car and counterweight guide rails, top and bottom limit switches, governor tension <br />sheave assembly, compensating sheave assembly, counterweight and counterweight <br />guide shoes, including rollers or gibs, and rebabbit counterweights when necessary; <br />and <br />VI. Hoist way door interlocks, hoist way door hangers, bottom door guides and auxiliary <br />door closing devices; and <br />VII. All lamps in hoist ways, machine rooms, and elevator pits. This includes the lamps in <br />the glass hoist ways at Lot SIL. <br />b. Renew all wire ropes as often as is necessary to maintain an adequate factor of safety, <br />equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist ways <br />and machine room elevator wiring, per ANSI Al 7.2 Inspectors Manual for elevators and <br />escalators. <br />c. Furnish lubricants specifically applicable to the equipment. <br />d. Re -shackle cables for drum machines, as required by CAC Title 8. <br />e.
