The site is approximately <br />6,500 square feet and is located in the R-1 Single Family Residential Zoning <br />District. The proposal includes the use of a standing seam metal roof. The <br />adjacent neighbors have seen the plans for the proposed addition and remodeled <br />fa~ade. <br /> <br />It was determined that the project conforms to the provisions of the R-1 Zoning <br />District regarding building setbacks, height limitations, and lot coverage. As <br />required by Section 45.8 of the Zoning Ordinance, the Zoning Administrator must <br />base his decision regarding the Architectural Permit request on the architectural <br />standards and other factors listed below. The Zoning Administrator has also <br />made the following findings pertaining to the use of a standing seam metal roof in <br />a residential zoning district. The findings are also listed below. <br /> <br />ARCHITECTURAL STANDARDS: <br /> <br />. Sufficient variety in the design of the structure and grounds to avoid <br />monotony in the external appearance of the project; <br />. Size and design of the structure shall be in proportion to the building site and <br />that there is balance and unity among its external features so as to present a <br />harmonious appearance; <br />
