6.R. - Page 3 of 10
Below is a summary of the delays:
1. Electrical
a. Redesign and rerouting of underground electrical adjacent to sports field.
The 30 -acre community park has been built incrementally over many decades and throughout that time
some improvements have not been documented very well. During demolition, several utilities were
uncovered that were not recorded in the as-builts or were found in poor condition. Near the Griffin Field
sports field lights, a new pull box was required forthe electrical connection. This pullbox replaced a smaller
existing box that was in degraded. The new, safer box allows for ease of access and maintenance of the
lighting but added to the project time. This work also triggered revisions to the electrical plans to
accommodate the new electrical lines crossing the area dedicated to the new play areas.
b. City directed conduit and pull box additions at playhouse during installation.
For public safety inside the two-story play structure and the approach to the structure, additional pull
boxes and conduits were added to the playhouse to allow for future security cameras and exterior motion
sensor floodlights on the upper level for more lighting inside and outside of the playhouse. In addition,
the layout was changed for the security cameras in order to cover the elevated tree pod (retreat hut)
whose design was modified during construction. The inter -departmental coordination with Public Works
Facilities Division, Police and IT added time to the project.
c. Transformer relocation and electrical rerouting at restroom building.
The utility chase in the new restroom building houses many systems including a large portion of the
plumbing for the restroom and drinking fountains. It is the mechanical room for the water feature; it
includes a large sand filter and a UV filter, the backwash system for the water feature, the pipes and pump
for the treated grey water, the conduits for its electrical system and control panels. It also holds the
irrigation controller, the time -clocks for lighting and doors, and several electrical panels. The original
electrical plan showed the transformer inside the utility chase. Due to space restriction in the utility chase,
the transformer had to be relocated outside of the restroom building. The electrical plan revisions and
relocation work added time to the project.
2. Stainless Steel Slides
a. Material procurement delay due to City directed manufacturer change.
During construction, Magical Bridge Foundation (MBF) requested the City to change the slide
manufacturer from Goric to PlayWorld. At the time of the request, MBF was creating a line of play
equipment with PlayWorld, and due to their partnership, PlayWorld was able manufacture similar
products (seamless metal slides with smooth sides) at a reduced cost. However, the change of
manufacturer added additional time for design, production, delivery and installation.
City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcitV.org
223
