Changes to irrigation design during installation to accommodate City's planting revisions due <br />to preservation of existing roots/trees. <br />The plans called for several planting areas under the existing Redwood Trees where tree roots were found <br />too dense to plant per the plan. Boring the trenches was required for minimal root disturbance. Additional <br />trees and planting areas were added to accommodate donations, additional shade requirements, and <br />tying into the reused water system to irrigate landscaping. <br />4. Utilities <br />a. Vertical and horizontal pipe clearance encroachment conflict between City furnished <br />restroom building, site utilities, and the Vortex underground system. <br />The playground has a water sensory area. It is the first water play system to utilize on-site treated <br />greywater for irrigation in the City. The system requires two underground reservoirs; one for pre- <br />treatment and the other for post-treatment. The plan showed the location of the post-treatment reservoir <br />in a place where the vault footprint slightly extended into an unviable high -traffic area. The reservoir <br />located under the bridge had to be relocated. It took time to study new locations and subsequently civil <br />plan required revisions. <br />b. Sanitary sewer and storm drain elevation conflicts. <br />Despite a site survey of the project area, several existing pipes were at unanticipated elevations or <br />locations. The existing sewer line was higher than identified within the civil plans and conflicted with the <br />proposed storm drain. As a result, the sewer line was lowered for clearance which added time to the <br />project. <br />5. Retaining Walls <br />a. Foundation changes to preserve the roots of neighboring redwood trees. <br />A major design intent for the playground and the Tot Zone in particular was to incorporate to the best of <br />our ability the existing trees in the park. The retaining wall behind the playhouse and the three retaining <br />walls for an entrance ramp required changes from solid footings to U-shaped footings or piers as a way to <br />minimize tree root damage. These changes, despite being less expensive, required revisions to the <br />structural plans and added time to the project. <br />b.
