6.R. - Page 5 of 10
6. Fencing and Railing
a. Handrail dimensions, tubing shape, and layout design changes.
The plans called for square handrails. After careful review and research, the design team asserted that
round handrails were more appropriate. The design team also realized the conflict of handrails behind the
two gates and revised the layout to shorten them to allow the gates to swing fully open. Additionally, the
location of the handrails along the switchback (long multi -directional ramp) required varied locations of
the brackets that triggered revisions to the shop -drawings.
b. Perimeter fencing, guardrail, and interior gate changes and relocation.
An important feature for an accessible playground is fencing around the perimeter of the play area. The
fence provides a safe, enclosed space where caretakers can rely on it to keep those under their care from
leaving too easily. The linear feet of fencing around a nearly one -acre play space is significant. In several
segments of the fence field changes were made to improve public safety or minimize redundancy.
7. City Building Permit Process
a. Scheduling revisions and cumulative delays due to unanticipated duration of City's building
permit approval process.
Given the unfamiliar technology used for the treehouse -type structure (called a tree pod) for a public play
area, the permitting process took longer than anticipated. The City's Building Division was necessarily
thorough reviewing the revised shop drawing and required additional information for the structural
calculations of the tree pod, its attachment bolts, and the health condition of the existing trees. The
approval process affected the build start time.
8. Scope Additions to Base Contract
a. Furnish and install Barbara Butler Playhouse and site furnishings.
The City's agreement with the Magical Bridge Foundation includes the installation of signature features
as part of their branding. The intent was for the City to work directly with Magical Bridge artists and
fabricators as a direct purchase agreement. However, the design/build agreement with Butler Artist -
Builder required the general contractor's general liability and indemnification and for Bothman to oversee
the work and perform the associated concrete work. The negotiation time and legal process extended the
start time for the build and added time to the project.
b. Set and place City -furnished landscape boulders.
During the re -bid of the project, several items were designated as city -furnished, contractor -installed or
were removed completely from the original bid. The boulders are a necessary element to retain the wall
for the slide mound in the playground. The City sourced and procured the boulders but city staff was
Page 5 of 8
City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org
225
