Transit Oriented Developments (TOD) are rare and highly valuable. So it's very important to get them right. Not only do they need to attract most residents and office workers in that block to use public transport, they should also entice current residents to use Active Transportation. Basically this project needs to be as walkable/bikeable as possible. You don't provide chain smokers with free cigarettes, you don't provide alcoholics with free alcohol and if you want to get rid of graffity, you do not provide empty walls and free spray paint. And if you want people to walk and bike you take cars off the street and you don't provide street parking. It also requires seamless integration with bikeable neighborhoods, Safe -Bikeways -To -School - especially if these are going to be along Alameda De Las Pulgas - and especially Safe -Bikeways -To -Transit. Btw. after 40 years of futility it is time to take on EI Camino Real. Caltrans Director Toks Omishakin told us, he and district director Tony Tavares are only waiting for your call in regards to bike lanes on Woodside Rd. and EI Camino Real. https://youtu.be/B5hOsfwmcLo?t=1583 Because this project is within 0.5-1 miles of Sequoia Station, this should be treated as a model TOD now. Especially if you want residential buy -in into Sequoia Station project, you should be more interested into making this one work. Unfortunately so far it has been handled as unprofessional as projects like these can be. And city staff, Transportation Advisory Board and Planning Commission have not provided the oversight needed for a project like this to work.
