The idea is that you build your own little downtown inside downtown and have multiple multi -mode trails leading to and away from it. There are different tools you can apply to achieve this, but for a project like this to work you should have almost no cars in the center of the 4 main buildings. Basically Lathrop and Beech Street would be car free and therefore counted as real open spaces. You would have something like a Theater Way within the inner part of this development. It would have plenty of space for restaurants - especially now that we are starting to like outdoor restaurants and need more spacing. There would be a WeWork type office space for people that want to work not -from home but basically from home. There would be a coffee/breakfast shop and lunch/sandwich shop etc. It would be beautiful and practical and keep residents as close to the buildings and downtown without ever needing a car. All parking, entries to garages, drop-off and street parking etc. would be on the outside along Main Street, Maple Street, maybe Cedar. So there wouldn't be outside traffic brought into the inner circle of this "neighborhood". There would be several bike facilities leading to the building, again to keep vehicle trips down. The bicycle facilities would need to be high quality in terms of Transportation E's (Engineering, Education, Equity, Empathy, Encouragement). It would have to be 8-80 compliant, because "All Ages and Abilities" (AAA) would be living or working here. The only solution is a Class 1 Shared Use Path on Lathrop and Beech or make the inner part a "Shared Space". Paid parking would be in underground garages only. If our Transportation Director and Staff, our Transportation Advisory Board and our Planning Department would be doing their jobs correctly, there would be an integration with Vera Bike Boulevard (if that ever gets finished) and with Bike Lanes on Roosevelt, Redwood, Oak Ave (RWCMoves). Because we want to keep car traffic to and from this Development out of neighborhoods west of EI Camino. But there is absolutely no integration planned with this development to the rest of downtown or the neighborhood. There are no "Active Transportation Highways" leading from there to Sequoia Station, there is no Grand Blvd. Initiative that gets bicycles/scooters to and from there to anywhere else. There are no safe ways (bridge or pedestrian tunnel) to get residents from there to downtown. There is no integration with Safe -Routes -To -School, so families living there can't get out
