SIGNS <br /> 13.1 Lessee shali have tha right to design, install and maintain signs, at his / her soie <br /> cost, subject #o the Lessor's review and approval, provided that said signs <br /> conform to the Courthouse Square signage requirements andlor sign program ofi <br /> the City of Redwood City. <br /> 14. P�►RKING <br /> 14.1 The Premises does no# have any assigned parking. Parking is available for <br /> purchase at Lessee's sole cost and expense at the Redwood City parking lots <br /> and garages. <br /> 15. TAXES <br /> 15.1 Lessee shall pay before delinquency aN possessory inte�est taxes, assessments, <br /> license fees, and other charges tha# are levied and assessed against the <br /> leasehold interest. On demand by Lessor, �essee shall furnish Lessor with <br /> satisfactory evidence of these payments. <br /> 15.2 Lessee shaH pay before delinquency al1 federal, stats or iocal taxes, <br /> assessments, license fees, and othe� charges that are ievied and assessed <br /> against Less�e's persanal property installed or located in or on the building, and <br /> that become payable during the term. On demand by Lessor, Lessee �hall <br /> furnish Lessor with satisfa�tdry evidence of these payments. <br /> 16. MULTiPLE VENDORS <br /> 16.1 Lessee agrees that it will abide by, keep and observe all reasonable rules and <br /> regulations, as designated in Exhibit C which City may make fram time to tirrte <br /> for the management, safety, care, and cleanliness of Courthouse Square, the <br /> parking of vehiGes and the preservation of good order the�ein as well as for the <br /> convenience af other occvpants and tessees of Courthouse Square. The <br /> viola#ions of any such rufes and regulations shafl be deemed a breach of this <br /> Lease Atgreement by the Lesses. <br /> 17. SECURtTY MEASURES <br /> 17.1 Lessee hereby acknowledges that the rent payable to Agency hereunder does <br /> not include the cost of guard service or other security measures, and that Agency <br /> shall have na obligation whatsoever ta provide same. Lessee assumes all <br /> responsibility for the protection of Lessee, its agents and invitees from acts of <br /> third parties, and shaN indemnify, defend, and hold harmfess Agency for claims <br /> rela#ed to failure to provide security. Any provision of security services provided <br /> by Agency shail not canstitute acceptance of liability for acts on the Premises. <br /> 18. LOCKS <br /> 18.1 !f Lessee adds ar changes locks to its assigned Concession space, Lessor shall <br /> be given copies of a[I rnanufactured keys. Lessee shall notify Lessor of its intent <br /> or action to change locks within forty-eight (48) hours of such intent or action. <br /> Lessor sha11 at a!I times have tfie necsssary keys tha# enable access #a the <br /> fessee's assigned Concession space. <br /> 19.
