Developer has submitted to City plans, specifications and drawings entitled "Plans for the Improvement of Stanford in Redwood City Permit Package OS -1 Offsite Public Improvements," prepared by BKF Engineers and dated February 24, 2017 (the "Off -Site Improvement Plans"), which, in addition to other improvements, provide for certain off-site public improvements consisting of sidewalk curb and gutter, street trees, intersection improvements, undergrounding of overhead utilities, storm drain systems, domestic water systems, recycled water systems and sanitary sewer systems for the Project (collectively, "Off -Site Improvements"). G . Developer has submitted to City plans, specifications and drawings entitled "Plans for the Improvement of Stanford in Redwood City Permit Package OS -2 Offsite Public Improvements," prepared by BKF Engineers and dated February 24, 2017 (the "Contingent Improvement Plans"). The physical improvements described in the Contingent Improvement Plans are required "subject to Caltrans approval" and will not be constructed if Caltrans and City do not approve them within six months of the Effective Date. If the described physical improvements are not constructed, the estimated cost of those improvements will be paid into a City fund. These two alternative means of addressing Woodside/Broadway traffic congestion are referred to collectively as the "Contingent Irnprovements." H . Developer has submitted to City plans, specifications and drawings entitled "Redwood City Recycled Water Project — Phase 2B Main City Distribution System Bid Package 11 — East Bayshore Road, Douglas Avenue, & Broadway," prepared by BKF Engineers and dated February 24, 2017 (the "Recycled Water Improvement Plans"), which, in addition to other improvements, provide for a new recycled water main and services for the Project (collectively, "Recycled Water Improvements"). A portion of the Recycled Water Improvements described as an upgrade of the 16" outside diameter HDPE SDR 11 pipe to a larger outside diameter HDPE SDR 11 Pipe, and new 2" recycled water services to HDPE .main as shown in Exhibit B attached hereto and incorporated herein by reference consist of off-site water capacity related improvements ("WCC Eligible Improvements"). L Redwood City Code Chapter 38 (Water Systems Regulations), Article III (Connection Fees), Section 38.15 established a Water Capacity Charge "to provide for capital facilities that improve the City's ability to supply water within the City's service area, by increasing the supply available and reducing demand for potable water." Developer is eligible for a partial credit against the Water Capacity Charge otherwise payable by Developer in connection with the Project for completing the WCC Eligible Improvements. Upon approval and recordation of the Final Map, the Property will be divided into five parcels. K . The On -Site Improvements, Off Site Improvements, Recycled Water Improvements and Contingent Improvements are referred to collectively as "the Improvements." The On-site Improvement Plans, Off -Site Improvement Plans, Recycled Water Improvement Plans and Contingent Improvement Plans are referred to collectively as "the Improvement Plans."
