frequencies; or (iv) by Lessee if Lessee determines that the Leased Premises are not appropriate for its operations for economic or technological reasons~ including, without limitation, signal interference. 7.02. Upon Termination. Upon termination, Lessee shall remove all of Lessee's communications equipment from the Leased Premises and shall restore the Leased Premises to its original condition, except for normal wear and tear and casualty beyond the control of Lessee, and Lessee shall be obligated to pay any accruing Rent prior to the date of termination of this Lease with any remaining balance to be reimbursed to Lessee upon Lessee's compliance with the removal and restoration obligations as set forth herein related to the Leased Premises. 7.03 Damage. Destruction or Condemnation. If the Leased Premises or Lessee's Facilities are damaged, destroyed or condemned, Lessee may elect to terminate this Lease by giving written notice to Lessor no more than forty-five (45) days following the date of such damage, destruction, or condemnation. The Lease shall terminate as of the date of such damage or destruction and Lessee shall be entitled to reimbursement of any pre-paid rent that remains unused as of the date of termination. If Lessee chooses not to terminate this Lease, Rent shall be reduced or abated in proportion to the actual reduction or abatement of use of the Leased Premises. 8. TAXES. Any and all real property tax, or any other form of tax assessed or imposed against the Leased Property arising out of, or attributed to, Lessee's occupancy and use of the Leased Premises, shall be borne exclusively by Lessee.
