Any minor modifications to said approved Dlans and related information must be submitted to <br />Planning Services for review and approval prior to the commencement of such uses and/or the <br />issuance of a building permit. <br /> <br />3. Any modifications to the approved oDerations under this Use Permit, including conditions of <br />approval for the subject permit, must be submitted to the Planning Services for review and <br />approval prior to enactment of said modification. <br /> <br />4. This Use Permit is issued to Woodside Hills Christian Academy and is not transferrable to another <br />person(s) or business. This Use Permit does not allow Woodside Hills Christian Academy and/or <br />Redwood Baptist Church to sublet any portion of the facility to another school and/or child care <br />facility with daytime hours. Subletting to other groups/entities may be possible within the <br />constructs of this Use Permit but is subject to City review of a complete application as deemed <br />necessary by the Zoning Administrator prior to the commencement of any subletting. Careful <br />analysis of parking, staffing, hours of operation, and each potential additional tenant in terms of <br />land use, will be required. <br /> <br />5. Given the absence of adequate fire safety requirements, the classroom building located at the <br />south end of the subject property (identified as the lISecondary School" on the project plans), shall <br />remain vacated and shall not be used as classroom space for the kindergarten through twelfth <br />grade school and/or child care facility. <br /> <br />6. Recycling and trash facilities shall be fully enclosed inside a building or structure. Unscreened <br />recycle bins and trash containers are not allowed on this site, except on pick-up day. <br /> <br />7. The proposed plans and site operations shall comply with all applicable Fire and Building codes <br />including, but not limited to, all applicable school and child care facility requirements as well as <br />ADA requirements. <br /> <br />8. The applicant shall obtain a Building Permit for all improvements, prior to construction. <br /> <br />9. Prior to the issuance of a Building Permit, the applicant shall submit plans prepared by a licensed <br />architect showing a complete code analysis for all improvements required for the school and child <br />care facility uses. Said plans shall be submitted to Planning Services. <br /> <br />10. A neighborhood liaison program shall be established by the applicant to be made available for any <br />public inquiries or concerns regarding the operations of the school and child care facility. The <br />contact information for said liaison, including a phone number, mailing address and email address, <br />shall be posted on the premises in a location that is visible to the public at all times. <br /> <br />11. AJI licenses and other certifications required for the proposed uses shall be acquired and be kept <br />up-to-date at all times. <br /> <br />ODerations <br />12. Operation of all approved uses must be in accordance with the conditions of approval set forth <br />herein. In the event that the operations, as conditioned, are found to have a detrimental impact on <br />the neighborhood, including parking, circulation, noise, or any other issue of concern as <br />determined by the City, the City reserves the right to modify said operations to determine whether <br />additional conditions and/or restrictions are necessary. Such a determination wilt be at the <br />discretion of the Zoning Administrator and/or the Planning Manager and may require a publiC <br />hearing. Any noncompliance with the conditions of approval established herein may result in the <br />revocation of this Use Permit. <br /> <br />13. The kindergarten through twelfth grade school and child care facility uses are limited to a <br />maximum overall population of "=50 students for the FI~aiFu1l8r If tAl 2009& ~ggg 2010 school <br />year and ending on July 1, 2OQQ10.
