The furniture should be commercial grade and properly <br />maintained throughout the period of use. <br /> <br />22. Outdoor playground use for the kindergarten through twelfth grade and child care facility uses <br />shall be restricted to two (2) designated areas on the subject property: the area identified as <br />"Permanent Playground" and the outdoor courtyard located between the Church Sanctuary and <br />Fellowship Hall. Please refer to Exhibit 2 attached hereto. <br /> <br />23. The hours of playground use for the kindergarten through twelfth grade and child care facility uses <br />shall generally be limited between the hours of 9:30 AM and 4:30 PM, Monday through Friday, <br />and shall occur only in the two (2) approved playground areas (see Exhibit 2). Off-hours use of <br />the playground shall be strictly prohibited and shall remain the responsibility of Woodside Hills <br />Christian Academy and/or Redwood Baptist Church to enforce the use of the approved <br />playground areas through reasonable means available such as secured fencing, lighting, a <br />monitoring schedule, and cooperation with the Redwood City Police Department. <br /> <br />24. Prior to initiating the child care facility, the applicant shall be required to submit a schedule for <br />review and approval by the Zoning Administrator and shall include, but not be limited to, times for <br />all outdoor activities, pick-up and drop-off times. <br /> <br />25. Within slxtv (60J calendar davs from this Notice of Official Action, the applicant shall post signs <br />around the playground equipment stating the hours of operation and limiting the use thereof to <br />Woodside Hills Christian Academy and/or Redwood Baptist Church. <br /> <br />26. In the event of continued unpermitted off-hour use of the playground areas by any individual(s) <br />shall result in a City review of site security and management in order to effectively secure the site. <br /> <br />27. Prior to the commencement of any outdoor activity involving temporary and/or permanent outdoor <br />play structures and equipment, detailed plans for said structures shall be submitted to Planning <br />Services for review and approval and shall comply with all applicable code requirements related to <br />height, setbacks and construction. The plans shall include a site plan, elevations of any <br />structures, such as pergolas or trellises, and cut sheets specifying the play structures to be used. <br />Said play structures shall be of commercial grade and property maintained at all times for the <br />duration of the proposed use. <br /> <br />28. Outdoor playground activities have the potential for generating noise that is above the ambient <br />noise levels in the surrounding neighborhoods. Therefore, if it is determined by the City that such <br />outdoor activities are generating excessive noises the applicant shall be required to either modify <br />the outdoor activities (Le. reduce the overall amount of time and/or nature of outdoor activities on- <br />site, relocate a portion of said activities to an off-site location) and/or submit a noise attenuation <br />study for review and approval by the Zoning Administrator. <br /> <br />29. All off-site activities related to the proposed school and child care facility uses shall require review <br />and approval by the Zoning Administrator prior to the commencement of said activities. <br /> <br />30. The applicant shall be responsible for the daily maintenance of the subject property to ensure that <br />the site is well maintained and does not create a nuisance condition. <br /> <br />31. Recycling and trash receptacles shall be serviced with adequate frequency to control odors, <br />vectors, and overflow. <br /> <br />Parkina and Site Circulation <br />32. Effective immediatelv, the applicant shall comply with the site circulation plan for student pick-up <br />and drop-off during the school week as set forth on pgs. 15 and 17 of the Final Traffic Study <br />prepared by RKH Engineering dated January 9, 2009.
