<br />6.1A <br />Page 12 <br />44. Prior to installation of any permanent signage, the applicant shall submit detailed project plans <br />obtain a Sign Permit for review and approval by the Architectural Review Committee and the <br />Zoning Administrator. <br /> <br />45. Prior to installation of any temporary signage, the applicant shall obtain a Temporary Sign Permit <br />and shall abide by the standard conditions thereof. <br /> <br />46. In the event that the use is determined to be detrimental to the public health, safety, peace, <br />morals, comfort, or general welfare of persons residing or working in the neighborhood, adjacent <br />properties and improvements, or the general welfare of the city, the Use Permit shall be subject to <br />a new review by the Zoning Administrator at a public hearing. <br /> <br />Fire DeDartment Conditions: Unless otherwise specified, all Fire Department requirements shall be <br />implemented prior to occupancy unless alternative measures have been reviewed and approved by <br />the Redwood City Fire Marshal. <br />47. The proposed use is classified as a Group E, Division 1 Occupancy. <br /> <br />48. A manual and automatic fire alarm system shall be installed in all Group E occupancies with an <br />occupant load of 50 or more persons or containing more than one classroom. (Title 24, Part 2, <br />CCR, Section 907.2.3) A State Fire Marshal (SFM) approved and listed fire alarm system has not <br />been provided. <br /> <br />49. Every building used to serve or house students, regardless of occupancy classification, shall be <br />provided with a SFM approved fire alarm (Title 24, Part 9, CCR, Section 907.2.3.2). A State Fire <br />Marshal (SFM) approved and listed fire alarm system has not been provided. <br /> <br />50. An automatic sprinkler system shall be provided for Group E occupancies in rooms or areas with <br />special hazards such as laboratories, vocational shops and other such areas where hazardous <br />materials in exempt amounts are used or stored. (lFC 903.2.2) <br /> <br />51. An automatic fire sprinkler system shall be provided for Group E occupancies throughout every <br />portion of educational buildings below the level of exit discharge (Title 24, Part 9, CCR, Section <br />903.2.2). The basement choir room cannot be used as part of the proposed school unless <br />protected by automatic fire sprinklers. <br /> <br />52. Each required commercial kitchen exhaust hood and duct system shall be protected with an <br />approved automatic fire-extinguishing system (IFC 904.2.1). Commercial cooking equipment in <br />both kitchens shall be protected by automatic fire-extinguishing systems. <br /> <br />53. All buildings housing Group E occupancies shall front directly on a public street or an exit <br />discharae not less than 20 feet in width. (Title 24, Part 2, CCR, Section 442.1) The new modular <br />classrooms do not meet this requirement. <br /> <br />54. For the purposes of determining the required wall and opening protection and roof-covering <br />requirements, buildings on the same lot shall be assumed to have an imaginary line between <br />them. Where a new building is to be erected on the same lot as an existing, the location of the <br />assumed imaginary line with relation to the existing building shall be such that the exterior wall <br />and opening protection of the existing building meet the criteria as set forth in International <br />Building Code Sections 704.5 and 704.8 (IBC 704.3). This requirement has not been met <br />between the existing Fellowship Hall and the new modular classrooms. This requirement has not <br />been met between the cluster of new modular classrooms. <br /> <br />55. The maximum area of unprotected or protected openings permitted in an exterior wall in any story <br />shall not exceed the values set forth in International Building Code Table 704.8 (IBC 704.8). The <br />maximum allowable area permitted for protected openings is exceeded at greater than 3 feet to 5 <br />feet and greater than 5 feet to 10 feet. <br /> <br />Page 10 of 11 <br />
