Generator – Standby and Emergency Power – Equipment Room – An <br />emergency generator is required to be installed inside the building for the standby <br />or emergency power systems. The generator must be located in a separate room <br />enclosed with two-hour fire barriers as identified in the plans. [CBC §403.4.8.1] <br /> <br />41. Fire Pump Room – The room in which the fire pump assembly will be installed shall <br />be separated from the remainder of the building by not less than one-hour fire <br />barriers. [CBC §913.2.1] <br /> <br />42. Trash Chute Discharge Room – The trash chute discharge room shall be <br />separated from the rest of the building by a fire barrier and horizontal assembly <br />having a minimum two-hour fire-resistance rating. Openings between the discharge <br />room and the remainder of the building shall have opening protectives equal to the <br />protection require for the shaft enclosure. Doors shall be self- or automatic closing <br />upon smoke detection. [IBC § 713.13.4] <br /> <br />43. Roof Access from Stairway – Roofs and penthouses containing elevator <br />equipment shall be accessed by a stairway, not a roof hatch and ladder. [CBC <br />§1011.12.1] Please have the permit applicant show on the plans how this will be <br />accomplished. <br /> <br /> <br />Landscaping and Site Improvements <br /> <br />44. Water-Efficient Landscaping – Provide a landscaping and irrigation plan conforming <br />to the California Water-Efficient Landscape Ordinance (AB 1881), including an <br />automatic irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and <br />show these measures on the building permit plans. [COA][PLANNING] <br /> <br />45. Tree Survey - Provide a tree survey that identifies type, diameter at breast height <br />(DBH), condition and location prior to building permit issuance. [COA][PLANNING] <br />46. Tree Protection - Provide tree protection measures for ordinance-sized trees near <br />the project and show these measures on the building permit plans. Tree Removal Permit - Obtain a Tree Removal Permit for the removal and tree <br />trimming of all ordinance-size trees (number, type and location) defined within the City’s <br />Tree Preservation Ordinance prior to building permit issuance. [SDR][PLANNING] <br />48. Street Trees - A total of 15 street trees shall be planted along Heller Street, Main <br />Street, and Cassia Street frontages. The tree species and location will be determined by <br />the City Engineer and Planning Manager. These improvements shall be included as part <br />of the building permit submittal package.
